Renovation of a residential development in Molino, Florida. Completed plans call for the renovation of a residential development.

General Contractors that are licensed, insured, and in good standing with the County are eligible to bid on the attached scope. Partial competitive bids for specialty items limited to roofing and septic/sewer services will also be accepted. There is a SIXTY (60) time limit on this rehabilitation job. For every day worked more than the thirty days contract period, liquidated damages of SEVENTY-FIVE DOLLAR ($75.00) per day will be assessed. For jobs valued at $25,000 or higher, 100% Performance and Payment Bonds will be required. Rehabilitation of an owner-occupied single-family residence to make homes safe and sanitary within the provisions of federal and state laws, county ordinances and the SHIP repair program. Rehabilitation of the home will include the following tasks as outlined below. If additional tasks beyond those included in the bid are discovered, then additional funds may be allocated for additional tasks pending written approval from the county. There is no federal funding on this project. The homeowner is responsible for removing all contents of the rehabilitated areas. The contractor will only assist in moving the larger furniture. Question Deadline 07/04/2023 at 1:00 PM CT ROOFING: Remove existing roof covering to the decking and replace any deteriorated or damaged decking with like, kind and quality of existing materials. Repair or replace any damaged roof framing to include rafter tails, rafters, and barge rafters. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace existing drip edge with new metal drip edge. Install 30-year shingle roof on main roof as per manufacturer's specifications. Install a self-adhering modified bitumen roof system to any low sloped areas. Install new slant-back vents. Replace gas vent caps and flashing as required. Replace all boots with new lead or EPDM and metal boots. Install new shingle over ridge vent. All work is to be completed as per Escambia County Building Code. Budget 200 square feet of decking replacement. Trim any trees over hanging roof to clear roof by approximately 10' and remove all debris from site. FLOORING: Remove existing flooring and repair damaged subfloor and joists as needed. Prep floors and install new LVP floor per manufacturer's instructions. Pattern and color are to be determined by the homeowner. Include matching transitions strips where needed, new base and shoe molding. Then caulk and paint the trim. Float this floor system with an approved moisture barrier. SIDING: Repair the existing damaged siding and install new standard vinyl lap siding and underlayment as needed. This is to include all cornered ends, j-channeled window and door trims as well as the skirting. Install a moisture barrier as needed to the existing structure as per Escambia County Building Code. EXTERIOR DOORS: Replace the rear entry door units with hurricane rated metal clad insulated door units with thresholds, weather stripping, trim, caulk and painted as per Escambia County Building Code. Entry doors are to have a peep holes. Install new dead bolts and lock sets that are keyed alike on all new exterior door units. PLUMBING: Replace the existing master bath toilet and include new braided supply lines. INTERIOR CEILINGS: Repair as need from roof leaks then tape, mud, texture, and paint those surfaces. STAIRS: Install new stairs to the rear of the home as per Escambia County Code. The ADA also provides details on landings, lengths, slope, and handrails.
