In accordance with the provisions of Texas Government Code, Chapter 2254, Subchapter A, Professional Services, and Rules and Procedures adopted by the Texas Facilities Commission (TFC), TFC is requesting submittal of qualifications to provide Project Management Services for a new state office building located on Highway 130 in Pflugerville, Texas (the Project), Project # 23-007-3410. This service shall commence on the date the contract, as defined below, is executed by both parties, and expires on May 31, 2025. Any extension or modification shall be in writing and signed by the parties TFC intends to construct a single building on State-owned land located on State Highway 130 in Pflugerville, Texas. This building is targeted in a range of 75,000 to 100,000 square feet. A. This building is to provide highly configurable overflow office space for state agencies in the central Texas region. B. The building shall be constructed of tilt-wall concrete with a single ply roofing system. The number of stories and final square footage is to be determined by the project budget. C. The foundation system shall be determined by the site conditions. A geotechnical report shall be provided by TFC. D. This office building shall contain a central core on each floor consisting of electrical, mechanical and data rooms, restrooms, elevators, janitor closets, breakrooms, and other shared spaces deemed necessary by TFC. Hard-wall offices shall be located at the interior of the office space. Workstations with modular furniture provided with power and data shall be permanently installed on the perimeter of each floor. E. Parking shall be provided on surface parking lots accessed by roads provided by the adjacent development. All utilities shall be brought to the property line by the adjacent development. F. Programming and pre-design shall be provided by the PMP, and bridging documents consisting of pre-design program requirements shall be provided to the DB. G. Final design and construction documents will be provided by the Design-Build team hired by TFC As of January 18, 2024, the construction management firm has been selected. However, a timeline to select a design build team is scheduled for March or April 2024 and anticipated award of the firm in June 20, 2024. Construction is slated to begin in September or October 2024.
