1. Design Phase: a. Review all CD design documents for constructability and commissionability. b. Assist the A/E and Owner to develop Basis of Design c. Assist the Owner to develop Owner's Project Requirements (OPR) d. Develop Commissioning Plans and checklists e. Develop Commissioning Specifications 2. Construction Phase: a. Review contractors' submittals. b. Monthly site commissioning meeting, field walk through and reports c. Functional Performance Testing d. Integrated System Testing e. Acceptance Tests. f. Commissioning Reports 3. Systems to be Commissioned: a. Hydronic Pumps b. Hydronic Piping c. Copper Fin Boilers d. Water Treatment e. Breeching, Chimney, and Stacks f. Air-Cooled Water Chillers g. Power Ventilators h. Central-Station Air Handlers i. VAV Boxes j. Fire and smoke dampers k. Smoke Evacuation, Smoke Purge systems l. Integrated Functions of EMS Systems, sequences of operations. Verify related safeties, alarms and interfaces. m. Emergency generator, ATS and emergency power system n. Integrated Functions of interfaces between fire alarm, EMS, security systems and light controls if applicable. o. Review Test and Balance Reports p. Plumbing underground sanitary sewer systems including vent pipes. q. Verify storm rain over flow drain leaders are independent with other storm drain piping and sanitary sew vent piping r. Roofing system leak test s. Window glass and glazing system leak test.
