OVERVIEW OF THE PROJECT AND THE WORK .1 The “Biological Sciences Building” has been an anchor on north campus and the home to teaching and research for the Faculty of Science since 1969. The recent masterplan vision is guided by thoughtful building renewal that enables the entire complex to remain an essential component in the UofA fabric. Renewal must be delivered systematically and progressively in phases to ensure that teaching and research objectives can remain vibrant and effective for the next 50 years. .2 As a result, the University now plans to renovate aged space on Level 4, Level 5, Level 10 (including mezzanine) and Level 11 (including mezzanine) within Zoology (Z) Wing as modular "high service" wet laboratory space. The design process and spatial occupancy priorities will be reviewed and approved by Faculty of Science and UofA Project Management Office representation. The design consulting services will be guided by (not explicitly) the content provided in the Project Scope Confirmation Report (DATED: December 2020). This project intends to maintain continuity with "high service" wet laboratory space that was previously renovated on Level 6 through Level 9 back in March 2018. .3 The project will deliver the design consulting services and construction in phases to manage decant requirements, scope, schedule and budget. PHASE 1 will complete the pre-design, schematic design and design development services for the entire project. PHASE 2 will complete the remaining design consulting services that are required to renovate and fit-up Level 10 and Level 11. Pending funding, PHASE 3 will complete the remaining design consulting services that are required to renovate and fit-up Level 4 and Level 5. .4 The existing space includes unique mezzanines located on Level 10M and Level 11M that are occupied by specialty artifact products for the UofA Museums and Collections. The University has agreed to decant this space and demolish the mezzanines so the Level 11 infill slab and adjacent exterior infill wall can be reconstructed as part of the project. In doing so, the full extents of Level 10 and Level 11 will than offer standard “high service” space throughout the entire floor which replicates the remaining floors in Z Wing. The related design consulting services will be guided by RENEWAL STRATEGY 1 ONLY in the Collections Study (DATED: January 2023). .5 The surrounding Z Wing and Biological Sciences Building will remain occupied and operational during the project. Increased planning is required to deliver the project with limited impacts on building occupants that are located within adjacent spaces. The project delivery and decant implementation services will be guided by the Decant Program Study (DATED: May 2023). Decant requirements will be limited to alternate TEMPOPARY space made available within the Biological Sciences Building that offers equivalent services. .6 As part of PHASE 1, the project will consider renewal of head-end Mechanical & Electrical infrastructure that serves both project and surrounding building. Scopes will be prioritized and approved for implementation in PHASE 2 or PHASE 3 pending funding. Infrastructure priorities include but may not be limited to: .1 Mechanical .1 Add fire pump and fire riser to serve Z Wing. Tie-in sprinklers to the target renovation floors on L4/L5/L10/L11 plus the previously renovated floors on L6/L7/L8/L9. .2 Upgrade the vertical riser(s) while considering heating, cooling, plumbing and drainage. Design strategy to ensure new head-end systems connected to the new vertical riser(s) mitigate any potential contamination between old systems and new riser(s). .3 Upgrade the head-end ventilation systems that primarily serve Z Wing. .2 Electrical .1 Add modular generator unit to pick up new fire pump and emergency riser for Z Wing. Add emergency power generation (size generator for Z Wing requirements but scalable for the extended Biological Sciences Building). .2 Upgrade main electrical for Z Wing including distribution connected to the floors renewed within project (new bus duct, tap boxes, transformers & CDP on each floor). .3 Upgrade fire alarm panel as required. Allow for long-term expanded capacity. Current systems have maxed out their capacity. .4 Consider long-term emergency power requirements (panel & circuit design). No emergency power currently provided in Z Wing. .5 Upgrade telephone routing for both project and building. Delineate what remains and what needs to be maintained through the project. Two existing 6" risers are located on Level 10 behind the cold rooms. .6 Upgrade communications/data routing for both project and building. Consider route and demarcation up to penthouse to ensure building has adequate fan operation and control knowing the existing roof mounted exhaust units serve areas beyond Z Wing.
