The City of Henderson, Nevada, ("City") is soliciting responses from qualified construction managers/general contractors for the performance of Construction Manager at Risk ("CMAR") services for the Water Treatment Admin Building Renovation ("Project") to reconfigure the existing administrative offices and breakroom to allow for additional office space. The scope includes the addition of two (2) new offices, a kitchenette, and the redesign of the existing reception area, storage rooms, breakroom, hallways, and three (3) offices. This includes replacement of outdated finishes (flooring, paint, ceiling tiles, and lighting) in both public and office space areas. Construction in identified office spaces shall improve inefficiencies and incorporate future staff needs and growth projections. Building is located at 414 S. Water Street, Henderson, Nevada, on the SW corner of South Water Street and West Ocean Avenue. Pre-construction services shall include active participation in the design process including constructability reviews; construction cost estimates at 90% and 100%; system and unit price costing for subcategories of work; advice; project analysis and feedback regarding materials, methods, systems. Services also include schedule development, descriptions of long lead time items, analysis and expertise relating to labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. CMAR to assist in all ways possible to achieve the project goals. At the completion of design, the CMAR shall follow Nevada Revised Statute (NRS) requirements for delivering a Guaranteed Maximum Price.
