Renovation of an educational facility in Thorold, Ontario. Working plans call for the renovation of a educational facility.
Brock University has made the decision to cancel the RFQ process in accordance with Section 3.6.4 of the instruction to bidders (ITB). The Phase 1 redevelopment project at 3401 Schmon Parkway includes an interior renovation of an existing office and utility service building. The renovation includes approximately 356m2 on Level 1, and approximately 2072m2 on Level 2, that will house the Department of Engineering. The interior project scope includes architectural, structural, electrical and mechanical modifications to create spaces such as meeting rooms, seminar rooms, teaching labs, research labs, and required support and service spaces. The classification of the building will be revised from a Group D occupancy, to a major Group A2, with a Group D tenant on the lower level. As such, extensive fire separations to the existing structural components will be included between Level 1 and Level 2, along with reinforcing of existing structural members. The interior scope includes the following: demolition of existing stairs, existing block partitions, replacement of roof top units, roof infill and patching, demolition and patching of existing concrete slab, new partitions, doors and frames including door hardware, flooring, ceilings, interior glazed assemblies, lab casework, millwork, washroom fixtures, and new mechanical and electrical infrastructure. Early Works demolition is currently underway, with a completion date of August 30, 2024. All work is to be completed August 1, 2025 (Ready-for-Takeover).
