Renovation of a municipal facility in Columbus, Ohio. Conceptual plans call for the renovation of a municipal facility.

Estimated Basic Fee Range (see note below) F. EDGE Participation Goal 6.75% to 7.25% Percent of initial Total A/E Fee: 5.0% The intent is to award one AE firm for both projects. Timing is expected as such both projects will be designed and in construction concurrently and fees will be negotiated assuming efficiency due to the proximity of the buildings and similarity in projects. Upon award of the Agreement, the selected Architect/Engineer (A/E) will commence by confirming the Program of Requirements (POR) with the owner. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Growth, Diversity & Equity (EDGE) Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: Program Verification/Program of Requirements, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types. The project includes a comprehensive renovation of the 27 th floor of the Rhodes State Office Tower and the 25 th floor of the Verne Riffe Center located in Downtown Columbus Ohio. The build out will be to support a new tenant occupant on the currently vacant floors. The renovations will include but is not limited to room/office layouts (partition wall design), cubicle layouts, lighting & MEP modifications to support layout changes (in general existing systems will be maintained and reused), building code upgrades including ADA compliance, A/V systems in conference rooms etc. Furniture and furniture layouts will be provided by the owner, however the AE will be required to design the power and data connections for the furniture (Cubicles, etc.). Architectural/Engineering (A/E) services are required for design, permitting, construction administration and other services as described in this RFQ. This project will utilize General Contracting delivery methods for construction contracts. The area of work will be approximately 18,500 SF for Rhodes 27 floor level and 18,750 SF for the Riffe 25 floor. Design intent documents will be supplied to the selected AE and will be approximately schematic level design documents, the AE will need to confirm the Program of Requirements with the owner then proceed with Design Development Documents. Assume several ongoing large projects will be in progress in each building during the construction and significant coordination efforts will be required to maintain efficiency for all ongoing projects. The method of Contractor Selection has not been Determined at this time.
