Remodeling of a municipal facility in San Marcos, Texas. Completed plans call for the remodel of a municipal facility.

This section outlines the scope of work included in the project. Refer to the appropriate specification sections for further information about installation, preparation methods and components to be provided. The contractor is responsible for including all means and methods necessary to complete this portion of the project. The Contractor is responsible for including all means and methods necessary to complete this project. In general, the work includes, but is not limited to, the following items: 1. Contractor responsible for finding means to dispose of all items. TXDPS can aid in placement contractors roll off dumpster in the headquarters' parking lot if one is needed for this project. All means of disposal is to be at contractor's expense. 2. All existing information is based on field observation and may not reflect all field conditions accurately. Contractor responsible for verifying existing conditions. Notify TXDPS if any work described in the documents cannot be performed due to existing field conditions. 3. Refer to Appendix 02: TXPDP Finish Schedule located in the drawings for all finishes in this project 4. Clean area daily and at completion of project for a ready to use condition. 5. Contractor is required to provide a turnkey final product. If there are any missing items not included in this scope of work, contractor is to notify TXDPS in writing of any issues. 07/25/2023 5:00 PM CT Last day to submit written questions for clarification to DPS The Texas Department of Publicc Safety is requesting Bids for the remodel of the San Marcos area Office. ADD) - All demolition to occur between Friday 5pm and Sunday night. The rest of the work can occur during the weekday. Breakroom 1. Remove wall covering on all walls. 2. Remove rubber wall base (ADD) and replace with all new. (REMOVE (can reuse if in good condition and lays flat when reinstalled). 3. Patch and repair walls as needed. 4. Remove and dispose of stove/oven. 5. Remove all outlet/switch covers and replace (ADD) with all new cream color covers. 6. Remove existing sink, faucet & counter, replace with new ADA compliant sink, faucet & counter. New counter to be approximately 68" wide and extend to the corner. Countertop to be solid surface Hi-Macs LG Hausys R943 Simplicity. (ADD) Faucet to be Moen single handle or similar. 7. Remove existing upper wall cabinets. Replace with new cabinetry. 8. Install new set of under counter cabinets where stove was. All cabinetry to be laminate per finishes schedule. 9. Install 4" wire hardware pulls in a dull (brushed) chrome finish on cabinet doors. 10. Paint all walls SW 7567 Natural Tan. 11. (REMOVE) Replace any damaged ceiling tiles with new matching ceiling tiles (ADD) - Demo all ceiling tiles, patch and paint ceiling. 12. Secure mechanical grille in ceiling, currently loose. (ADD) Paint grille. 13. (REMOVE) Paint metal ceiling trim around boxed grid areas. 14. Build out shelving as shown in photo. Provide electric hole(s) for small appliances. 15. Shelving should match cabinet laminate. Shelves can be adjustable or fixed. 16. Replace existing light fixtures with (REMOVE) fluorescent (ADD) LED low profile flush mount light fixtures. See attached cut sheets for approved fixtures. Public Restrooms (Men's & Women's) 1. (ADD) Contractor to provide 2-3 portable restrooms on site for duration of restroom remodel. Location to be determined by DPS. 2. Remove existing ceramic flooring, install new ceramic flooring per finish schedule. 3. Remove wall covering and rubber base on all walls. 4. Patch walls as needed. 5. Install new ceramic walls per finish schedule. 6. (REMOVE) Paint metal ceiling trim around boxed ceiling grid areas. 7. Remove and dispose of all toilets, urinals, sinks, faucets, mirrors, soap dispensers, toilet dividers, toilet paper holders and lighting. 8. (ADD) Contractor to hang new DPS provided toilet paper holders and paper towel holders. 9. Remove all outlet/switch covers and replace with all new (ADD) cream color covers. 10. (REMOVE) Replace any damaged ceiling tiles with new matching ceiling tiles (ADD) - Demo all ceiling tiles, patch and paint ceiling. 11. Replace existing light fixtures with (REMOVE) fluorescent (ADD) LED low profile flush mount light fixtures. See attached cut sheets for approved fixtures. 12. Install all new ADA compliant toilets, flush valves, urinals, sinks, faucets, mirrors, soap dispensers (provided by DPS), toilet paper holders and toilet dividers. See finish schedule. (ADD) Faucets to be Moen L4601 or similar. 13. (ADD) Contractor to patch and paint holes in adjacent hallway ceiling. 14. (ADD) Contractor to paint ceiling vents and grilles. 15. (ADD) Contractor to remove inset wall trash bins and reset after ceramic tile installation. Add Alternate / Price Separately - Employee Restrooms (Men's & Women's) 1. Remove existing flooring (REMOVE) if necessary. 2. Remove and dispose of 2 toilets. 3. Install new ceramic flooring per finish schedule. 4. Install 2 new ADA toilets, (ADD) trap primers and flush valves. 5. (ADD) Contractor to remove and replace rubber cove base with all new. Bonds will be required from Contractor before commencing any work as follows: A. For a contract in excess of $100,000.00 a performance bond will be executed in the amount of the contract conditioned upon the faithful performance of the work in accordance with the plans, specifications, and contract documents. Said bond will be solely for the protection of the state. B. For a contract in excess of $25,000.00 a payment bond will be executed in the amount of the contract, solely for the protection of all claimants supplying labor and material. C. Any bids submitted will include the cost of any applicable bond. Costs will be included in the base Bid and will not be itemized separately. If a bond is required, Bidder will be notified in writing. DPS must receive the bond within ten calendar days and must reference the solicitation number. A purchase order will not be issued until the bond is received and no work will begin until Contractor is notified. RESPONSE ACCEPTANCE PERIOD A. All Bids will be valid for 180 days after the solicitation opening date and will constitute an irrevocable response to DPS for the 180-day period. B. Such period may be extended beyond the 180 days upon mutual written agreement of both parties. DPS'S RIGHTS A. DPS may: 1. reject any or all Bids if such action is in the public interest; 2. accept other than the lowest priced Bid; and 3. waive minor informalities and minor irregularities in Bids received. B. Waiver of deviations in any Bid will not constitute a modification of this solicitation and will not preclude DPS from asserting all rights against the Bidder for failure to fully comply with all terms and conditions of this solicitation. Copyrighted Bids are unacceptable and are subject to disqualification as non-responsive. DPS reserves the right to make any corrections or include additional requirements in the resulting contract prior to issuance which are necessary for DPS's compliance, as an agency of the State of Texas, with all state and federal requirements. DPS reserves the right to disqualify any Bid which asserts any copyright on any DPS-created form which is specifically designated by this solicitation to be a form that will be completed and included in a Bid submitted in response to this solicitation. C. DPS reserves the right to reject any one Bid or all Bids or portions of Bids submitted in response to this solicitation. D. The submission of a Bid has the effect of waiving proprietary rights or confidentiality. E. All Bids and any content provided by the Bidder are considered the property of DPS for use for the life of any resulting contract as determined by DPS with respect to the scope of the project. F. DPS is not liable for any costs or damages that may be incurred by Bidders or prospective contractors in the preparation, formulation, or presentation of a Bid. G. In case of ambiguity or lack of clarity, DPS may adopt such interpretations as may be advantageous to DPS. H. DPS reserves the right to withdraw this solicitation at any time for any reason. I. DPS reserves the right to award no contract and to solicit additional Bids at a later time. J. DPS incurs no obligation regarding this solicitation unless and until a contract is fully executed by the parties. However, all Bids received by DPS will remain confidential until the evaluation process is complete. K. DPS will not hold a public bid opening event. Questions regarding this solicitation must be in writing and must be submitted to DPS's Contract Administrator by the date and time noted in the table listed in this solicitation. Telephone inquiries will not be accepted. Questions may only be submitted email. DPS intends to post answers to these questions on the ESBD on or before the date and time noted in the table listed in this solicitation. Bidder is solely responsible for verifying DPS's timely receipt of its questions by the stated deadlines. 07/25/2023 5:00 PM CT - Last day to submit written questions for clarification to DPS 07/26/2023 5:00 PM CT - Estimated date for DPS to post Question and Answer (Q&A) document to ESBD
