Coverage Minimum Limits of Liability Workers Compensation Statutory Limits $500, 000 Each Accident General Liability $1,000,000 Each Occurrence Electrical: 1. Repair/Replace all missing, cracked, or otherwise damaged outlet & switch plate covers, light fixtures, exhaust fans, rangehoods, smoke & CO detectors, dryer vent tubing, install GFIC covers. 2. Ensure outlets are grounded. 3. Ensure Hot and neutral are not reversed Plumbing: 4. Repair/Replace damaged/missing bathroom vanities, sinks, toilets, bathtub, and surround, complete with faucets, supply lines and accessory hardware. 5. If supply lines and angle valves our old replace them. 6. Ensure toilet tissue holders are installed. Mechanical: 7. Change filter on furnace 8. Inspect water heater, if corrosion and water leakage is apparent at bottom of heater advise PHA representative to inspect for replacement. 9. Ensure furnace and A/C unit is operating properly. Drywall: 10.Repair/Replace damaged ½” drywall on walls and ceiling. Mud, tape, float, and texture – make ready for painting. Flooring: 11.Notify PHA when cleaning of carpet is ready. 12.Replace any missing VCT Armstrong tile (51904 or 51903) 13.Repair/Replace any 4” 1/8” thickness Johnsonite base. 14.If carpets are in poor condition notify PHA to inspect for possible replacement. 15.Wax 2-coats. Carpentry: 16.Repair/Replace damaged doors, which may include casing and hardware. 17.Repair/Replace damaged or missing closet shelves, rod, prime & paint as necessary. 18.Repair/Replace all damaged window screens. Every window is required to have a screen. 19.Repair/Replace all damaged or missing handrails. 20.Ensure all door knobs are operating properly. 21.Ensure door stops are installed in applicate areas. 22.Ensure all cabinet doors and drawers operate properly and that where knobs/handles are supposed to be have them. 23.Ensure all windows operate properly. (Open, shut, lock, no broke glass) 24.If counter top appears to need replaced notify PHA representative who will inspect and determine if replacement is necessary. 25.Repair/Replace towel bars in bathroom. 26.Installation of curtain rod in bathroom. Painting: 27.Prep, prime & paint – two (2) coats of paint on all paintable surfaces, including, but not limited to walls, ceilings, trim, doors, shelving, etc. Miscellaneous: 28.Installation of bulbs in all fixtures. 29.Unit requires a final clean. This includes but is not limited to vacuuming of floors, cleaning of all surfaces, (countertop, cabinets, bathroom facility, window panes, inside of cabinet drawers, etc.).
