Renovation of a municipal facility in Swarthmore, Pennsylvania. Completed plans call for the renovation of a municipal facility.

This roof preparation varies by roof section. One section identified on the drawing at Roof 3A is for the complete removal of the existing roofing layers, insulation, recovery board, base flashings, sheet metal, vent stack flashings, completely to the existing structural deck. Sweep and clean all debris off of the deck and adjacent areas leaving the deck completely clean and smooth. A second condition is complete removal of the existing EPDM membrane and the partial removal of the insulation as identified on the drawing as Roof 1, Roof 3 and Roof 4. These decks are both metal and concrete decks. All removal areas are to be square and extend a minimum of 12" beyond any wet area. Those wet areas require the removal of insulation and recovery board. In addition, all base flashings, sheet metal and vent stack flashings, are to be removed on the entire roof area. Sweep and clean all debris off of the deck and adjacent areas leaving the deck completely clean and smooth. A third condition indicated on drawings as Roof 2 and Mechanical Screen is the complete removal of all shingles, underlayment and insulation down to the steel and wood decks. The equipment screen area does not have to be replaced immediately but all occupied spaces require immediate waterproofing protection. All roof work shall be conducted within the contract time limits but in no case, while are below the work area. Schedule all work with the owner's representative Remove and reinstall ALL rooftop equipment as necessary to extend the existing curb flashings to a minimum of 8 inches above the finished roof surface and 12 inches above the finished roof surface for all vents. This shall include removal and re-installation of the existing exhaust fans, ventilators, and all other equipment on areas to be re-roofed. Disconnect electric surface and controls and extend wiring / controls as necessary to achieve the required minimum heights. A cleaning crew shall prepare areas of scheduled roof removal in coordination with the designated official. Protect all areas under sections scheduled for tearoff as directed. Clean the inside that was re-roofed at the end of each day's tearoff and prepare again for Job No. SWATB 00603 075650 - 2 the next. Every area must always be protected above normal standards whenever roof work is proceeding. Very Important. Solar panels shall be removed and reinstalled under separate contract by: (Roofer shall coordinate the effort) Open Sky Energy Michael Matotek 6 Park Ave Swarthmore, PA 19081 (610) 544-1214 michael@openskyenergy.net Each bid must be accompanied by a certified check or bid bond payable to the Owner in an amount of not less than ten percent (10%) of the bid or bids. A performance bond or certified check in the amount of 100% of the contract shall be furnished by the successful bidder within 20 days after the contract is awarded. Only bonds from companies licensed to do business in the State where the Owner is located will be accepted and the bond shall so state same. The project includes replacement of the Swarthmore municipal complex roof at 121 Park Ave, Swarthmore, PA 19081. This project is subject to prevailing wage rates in accordance with Pennsylvania Department of Labor and Industry. Bids must be submitted unconditionally. No bidder may withdraw bid within SIXTY (60) days after the scheduled closing time for receipt of bids. The Owner reserves the right to waive any informalities, or to reject any or all bids. Question Deadline 08/15/2023 at 11:59 PM ET On contracts in excess of $50,000. the Contractor shall be paid in full, except as provided in paragraph 9, within 30 days following the date of substantial completion, less only 1 and 1/2 times such amount as is required to complete any then remaining, uncompleted, minor items, which amount shall be certified by the Engineer and upon receipt by the Owner of any guarantee bonds which may be required, in accordance with the contract documents, to insure proper workmanship for a designated period of time. The certificate given by the Engineer shall list in detail each and every uncompleted item and a reasonable cost of completion. Final payment of any amount so withheld for the completion of the minor items shall be paid forthwith upon completion of the items in the certificate of the Engineer. Each Contractor shall furnish a surety bond in an amount to 100 percent of the contract for faithful PERFORMANCE; a separate surety bond in an amount equal to 100 percent of the contract for the payment of LABOR and MATERIALS; and a separate MAINTENANCE bond in an amount equal to 25% of the total contract price up to $200,000; plus 10% above $200,000. The PERFORMANCE AND LABOR AND MATERIALS bonds are to continue in effect for a period of one (1) year after final payment. The MAINTENANCE bond is to continue in effect for a period of two (2) years after the date of completion, approval and acceptance of the entire work. Work shall not commence under this contract until each of the above bonds have been obtained. The right is reserved by the Owner at its discretion to reject any or all bids or parts thereof. Bids may be rejected if they show any omission, alterations of form, addition or deductions not called for, conditional or uninvited alternate bids, or irregularities of any kind, or any other reason as the Owner shall determine. However, the Owner reserves the right to waive any defects or irregularities on bids.
