Site work, paving and new construction of a multi-residential development in El Paso, Texas. Completed plans call for the construction of a 42,000-square-foot, two-story above grade, 40-unit, 4,870-acre multi-residential development.

RFP for Competitive Sealed Proposals for Construction of Patriot Place IIA Apartment Complex Patriot Place Phase IIA The project consists of the construction of 40 apartment units on a 4.87-acre property located at 9500 Kenworthy St. in Northeast El Paso. Two buildings are 2-story and one building onestory with community room. Five percent (5%) of the units are handicap accessible(3ea) and two percent (2%) are audio-visual impaired compliant(3ea). Site shall be compliant with applicable TDHCA ADA requirements. The Work of the Project is defined by the Contract Documents and consists of the following: Site: Grading and drainage including asphalt driveways and parking lots with striping, concrete curb and gutters, sidewalks, dumpsters enclosures, landscaping and irrigation, site furnishing, fencing, playground, site power distribution and lighting, water and sewer services, and fire lines. Buildings: Buildings are post tension slab on grade turned down footings with wood stud structure and prefabricated floor and roof trusses. Exterior includes shingle roofing, cement lap siding, cement stucco, manufactured rock veneer and exterior metal stairs. Interiors include gypsum board painted with orange peel texture, LVT and ceramic tile flooring, Casework, toilet and bath accessories, window treatments, doors and frames, wire Shelving, plumbing, electrical and mechanical fixtures/equipment/trim. HVAC systems are electric packaged vertical heat pump for units and community center is VRF system with mini cassettes. Fire Sprinkler to include design and installation by a licensed fire protection sprinkler installer.
