Demolition, site work and new construction of a library in Toronto, Ontario. Completed plans call for the construction of a 22,000-square-foot, three-story above grade library; for the demolition of a library; and for site work for a library.

The Toronto Public Library invites prospective respondents to provide a response to qualify for selection onto a prequalified supplier roster for mechanical contractors for the Dawes Road Library demolition and reconstruction project. This project involves the demolition of the existing 6,740 square foot (626 square metre) building and the construction of a new 20,000 square foot (1,858 square metre) library and a 5,000 square foot (465 square metre) community hub. An 8 unit condominium above the existing library will also be demolished as part of the Project. The new facility, currently in the construction document stage, will include improved, fully accessible public spaces with good sight lines; enhanced customer self-service; new furniture; shelving and equipment which will accommodate the addition of 10,000 items to the collection; collection merchandizing opportunities; and upgraded IT infrastructure which addresses current and future technological requirements for connectivity. The Library requires a qualified Mechanical Contactor to work with the awarded General Contractor to construct the new branch designed with elements that meet net zero energy and carbon standards, which include vegetated roofing, increased thermal insulation, a geoexchange system, installation of hydro transformer in the basement, and efficient lighting and mechanical systems. Air tight building construction, controls and the ability to work on a tight property with constraints around material on site storage and staging areas are required to deliver a successful project. Respecting the community and environment with consistent safety and monitoring of erosion/pollution controls throughout construction is an important consideration for the Project. The Library is interested in selecting experienced, qualified and reputable mechanical contractors for participation in a second-stage competitive bidding process for the demolition and reconstruction of Dawes Road Library. The Library will also be prequalifying General Contractors for this project through a separate competitive process. The prequalified General Contractors will be invited to provide a response to second-stage Request for Tender (RFT). The prequalified Mechanical Contractors will be named as approved sub-contractors in the RFT document. The Library proposes to complete a demolition and reconstruction of the existing Dawes Road Library, located at 416 Dawes Road, Toronto, ON, M4B 2E8. The scope of work for the project, which is currently being finalized by the Library's architectural consultant, will include, but is not limited to full construction services for a complete, commissioned and operational building and site including architectural, structural, mechanical, electrical, geoexchange, landscaping and site services.
