Demolition, site work, new construction and remodeling of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a six-story above grade, 34-unit multi-residential development; and for the demolition of a parking garage.
Development as the pilot site of the City of Toronto Expanding Housing Options in Neighbourhoods (EHON) Program, the scope includes construction on the city-owned parcel at 72 Amroth Ave. This is proceeding as an extension of the EHON program known as the Beaches-East York (BEY) Pilot Project, which aims to build 'missing middle' housing on City-owned lands in Beaches-East York. The project includes redevelopment of the existing municipal parking facility for residential and multi-residential buildings, including a six-storey building fronting on Amroth Avenue, along with two three-storey ancillary building, with a total of 34 units and 18 bicycle spaces. TIMELINE: The architect has completed detailed due diligence work completed in Phase 1, the Pilot Project is now entering Phase 2, which is centered around creating a refined development vision for missing middle housing at 72 Amroth Avenue and the preparation of a complete submission for City-initiated Official Plan (OPA) and Zoning By-law Amendment (ZBA) applications. Site plan submissions are expected late 2024 based on approvals. Tender and construction timing is undetermined. The EHON BEY Pilot Project will be used to identify the opportunities and constraints to building at the missing middle scale in Toronto, inform necessary policy and process changes to facilitate missing middle development, and work with a development partner to building a demonstration project on city-owned lands that can be used as a model for development on privately-owned and other City-owned properties across the City.
