Completed plans call for the addition of a playground / park / athletic field; for the demolition of a playground / park / athletic field; and for site work for a playground / park / athletic field.

Question Deadline 01/18/2024 at 4:00 PM ET All Questions Regarding This Bid Must Be Directed To Online. A. The Project consists of construction of the site components and structures for the North Myrtle Beach Park & Sports Complex - Phase II. 1. Project Location South of existing Park & sports Complex at 150 Citizens Circle, Little River, South Carolina 29566. 2. Owner: City of North Myrtle Beach, 1018 Second Avenue South, North Myrtle Beach, South Carolina. B. Contract Documents, dated October 16, 2023, were prepared for the Project by Mozingo + Wallace Architects, L.L.C., 618 Chestnut Road, Suite 205, Myrtle Beach, South Carolina. C. The work will be constructed under a single prime contract. D. The scope of work consists of the following: 1. General: The project consists of the construction of sports fields and various park structures located within the 93-acre site inclusive of clearing, grading utilities installation (water, sewer, gas, electric and storm water), asphalt parking lots and roads, site lighting, fencing, and site signage/graphics. Note that priority for site work is the preparation and sprigging of playing fields to get a full growing season in while remainder of project is under construction. Playing fields cannot be disturbed by subsequent construction. Park structures consist of the following components, all of which contain concrete foundations and slabs, wood framing, with some concrete masonry walls, metal and single-ply roof systems with exterior composite and cementitious wood siding systems, aluminum wall panels, and impact rated window and door systems. Interior finishes for enclosed structures include epoxy, porcelain and resilient tile and carpet for flooring; gypsum board (painted) and acoustical tile ceiling systems; walls finished with gypsum board (painted or with vinyl wallcoverings), wood veneer and porcelain wall tile finishes. 2. Structures include the following: a. Baseball area structures totaling 41 structures consisting of Concessions, Toilets, Officials' Building, Picnic Shelters, Entry Trellis/Gates, Scoring and information towers, Dugouts, and Fabric/Steel Shade Structures. Sizes range from 70 sq.ft. to 1,023 sq.ft. Enclosed building interior finishes include epoxy, porcelain tile, sealed concrete, and carpet tile; gypsum board, porcelain tile, wood veneer, and FRP panels for walls. b. Soccer area structures totaling 7 structures consisting of Concessions, Toilets, Picnic Shelters, Entry Trellis/Gates, and Fabric/Steel Shade Structures. Sizes range from 612 sq.ft. to 1,482 sq.ft. Enclosed building interior finishes include epoxy, porcelain tile, sealed concrete, and carpet tile; gypsum board, porcelain tile, wood veneer, and FRP panels for walls Mozingo + Wallace Architects North Myrtle Beach Park and Sports Complex Phase II Construction Specifications 10/16/2023 SUMMARY OF WORK 011000-2 c. Water Park structures totaling 4 structures consisting of Toilet/Dressing areas, Concessions, Pool Equipment building, and Ticket Booths. Sizes range from 100 sq.ft. to 2,195 sq.ft. Contractor shall also be required to provide and install pre-manufactured small Fabric/Steel shade structures. The Toilet/Dressing building and the Equipment building are concrete masonry structures with wood framed roofs. Enclosed building interior finishes include epoxy and sealed concrete, painted gypsum board and concrete masonry for walls. d. An Arcade building of 13,505 sq.ft. with concrete foundations and slabs; a combination of wood stud, cold rolled steel stud, steel, and wood roof truss framing; exteriors with a combination of cementitious and aluminum rain screen cladding and EFIS/stucco systems with aluminum impact rated window and door systems. Enclosed building interior finishes include epoxy, porcelain tile, resilient tile, sealed concrete, carpet, and carpet tile; gypsum board, porcelain tile, wood veneer, and FRP and plastic laminate wall panels for walls e. A pre-engineered steel maintenance building of approximately 8,000 sq.ft. with concrete foundations and slabs; standard exterior metal siding and roofing; and interior spaces encapsulated with wood stud and truss framing. Interior finishes for building include sealed concrete flooring, with painted gypsum board walls and acoustical tile ceiling. f. Mechanical for all structures shall consist of plumbing connections to all service mains to support food service and multi-gang toilet installations, with electric heat pump and forced air ventilation systems. Electrical shall consist of installations to support building power and lighting at each structure as well as site lighting systems for roads, parking, walks and sports fields. Service shall be by utility company with service feeds per designated locations throughout the site. g. A water park will be included in the contract, including a multi-slide structure and a splash pad with several play structures for small children. h. Site improvements consist of clearing, grading and fill for storm water flow, building pads, sports fields, parking and interior roadways, aluminum and vinyl.-coated chain link fencing, retention ponds, water and sewer mains and service to designated structure locations, sports field lighting, and general site lighting, . i. A comprehensive signage package inclusive of interior signs and graphics, exterior building signs and graphics, main entrance sign feature, and directional traffic signage. j. Installation of Information Technology for the park consists of installation of conduit and cable throughout the park to the various structures and sports fields, video and sound systems, security systems, and network systems, both hardwired and Wi-Fi. k. Furnishings consisting of Food Service Equipment, seating at dining areas (indoor and outdoor), office furniture for the Admin area of the Arcade building, and cabanas, tables, chairs, and lounge seating at the Water Park, 1.3 WORK SEQUENCE A. Use of the Site: Limit use of the premises to work in areas indicated and access roads to Project site. Confine operations to areas within contract limits indicated. Do not disturb portions of the site beyond the areas in which the Work is indicated. The General Contractor shall keep access roads clean and clear of obstructions during construction period. 1. Owner Occupancy: Allow for Owner occupancy and use by the public of adjacent developed areas and roads. 2. Driveways and Entrances: Keep driveways and entrances serving the remainder Mozingo + Wallace Architects North Myrtle Beach Park and Sports Complex Phase II Construction Specifications 10/16/2023 SUMMARY OF WORK 011000-3 of the site clear and available to the Owner, the Owner's employees, public, and emergency vehicles at all times. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on-site. 1.4 OCCUPANCY REQUIREMENTS A. Partial Owner Occupancy: The Owner reserves the right to place and install equipment in completed areas of the project prior to Substantial Completion, provided such occupancy does not interfere with completion of the work under this contract. Such placing of equipment shall not constitute acceptance of the total work. Such placement will require the prior approval of the General Contractor for the work under this contract. 1.5 OWNER PURCHASED ITEMS/WORK UNDER SEPARATE CONTACTS A. The Owner will bid separately those items identified under Article 5.1; Section #00800; The costs of such being the responsibility of the owner. The General Contractor under this contract will be responsible for coordination of this work with the work under the owner's separate bid contracts. All coordination costs associated with such are to be included in the Base Bid for the this bid package. *Addendum 1, 2, 3 have been released.
