Construction Budget $4.5M CSP basement floor $39M Annex Building Renovation Date Email Questions Due 9/27/2023 by 4:00 PM Renovate the Capitol Annex Building tenant spaces floors 1-7, CSP basement remodel and subbasement. This 1939 Art Deco building is in need of a full renovation. The exterior marble façade requires structural repairs to securely fasten the stone to the masonry backup wall behind. The façade also requires joint repair and cleaning. The core of the building including restrooms, historic hallways and lobbies with terrazzo flooring and travertine/marble walls have been restored in recently completed projects. The scope of work as follows: o Restore the exterior facade, replace windows, replace roofs and restore historic light fixtures. o Preserve historic elevator lobbies, hallways, 7th floor hearing room and original lighting fixtures on all floors. o Gut all tenant spaces minus historic hallway doors, fire alarm & fire sprinkler systems and data cabling. o Replace HVAC and Electrical systems on all floors. o Tenants for the building include the General Assembly (floors 3-7), Executive branch agencies (floors 1-2) and Colorado State Patrol (basement). The subbasement will provide storage space for all tenants. o Project is designed to meet LEED Gold or highest attainable.
