The Housing Opportunities Commission of Montgomery County, Maryland (hereafter referred to as HOC) is soliciting bids from qualified Contractors, who are licensed and insured to conduct business within the State of Maryland for renovation of eleven (11) scattered site residential units throughout Montgomery County. In general, the work will consist primarily of like-kind replacements (and/or repairs) to the interiors, exteriors, yards, sidewalks and landscape areas of these properties. HOC will determine the exact scope of work on a unit-by-unit basis. Each scope of work may include (but is not limited to): the repair or replacement of interior/exterior: paint, doors, carpentry, roofs, siding, windows, concrete steps, sidewalks, decks and fencing, plumbing, electrical, drywall, cabinets, counter tops, flooring, tile, re-glazing tubs, mold remediation, rebuild as necessary, renovation services and other work. Some work may require permits to be pulled by the Contractor/Subcontractor. PROPERTY DESCRIPTION The subject properties for the proposed work consist of detached single-family homes, townhomes and apartments located within Montgomery County. A list of units is in Exhibit A. All units will be vacant during the renovation period and will be served with necessary utilities. Many of the units are in communities with Home Owners Associations (HOA) and Contractors must obey all HOA regulations and materials specifications. HOC staff will coordinate with the HOA for product specifications and approvals.
