A timeline for award has not yet been established.** Bruton High School Roof Restoration Location: 185 East Rochambeau Drive Williamsburg, VA 23188 Removal and replacement of existing low-slope bituminous roof and insulation (approximately 40,000 SF), and application of a new reinforced, fluid-applied roof coating over the entire project roof area (approximately 158,700 SF). The selective removal and replacement of existing low-slope bituminous roof and insulation (approximately 40,000 SF), and application of a new reinforced, fluid-applied roof coating over the entire project roof area (approximately 158,700 SF). Also included are removal and replacement of metal gutters and downspouts, rework of treated wood blocking, metal flashings and counterflashings, and associated work, all such Scope of Work in strict accordance with the terms and conditions and specifications herein, including the General Terms and Conditions of AIA Document A201 1997 "General Conditions of the Contract for Construction" as modified by this IFB and the Supplemental Conditions (Section 'E' of this solicitation); the Project Manual by Hudson + Associates Architects, PLLC dated May 1, 2022 entitled "BRUTON HIGH SCHOOL ROOF RESTORATION AND SIDING REPLACEMENT", (hereinafter "Project Manual"), including all drawings, specifications and schedules contained therein; any and all Addenda; and, in strict compliance with the Contract Documents as enumerated in the Contract, all of which are incorporated herein by reference. "Contract" or "Agreement", wherever used in this IFB and any addenda to this IFB, refers to the final, negotiated contract awarded to the successful Bidder under this solicitation. "Contract Documents", wherever used in this IFB and any addenda to this IFB, refers to those documents incorporated by reference or otherwise into the Contract between the parties and includes those documents enumerated in the Contract. "Architect", wherever used in this IFB and any addenda to this IFB, refers to: Hudson + Associated Architects, PLLC 120 West Queens Way, Suite 201 Hampton, VA 23669 2. SUMMARY OF SCOPE OF WORK The Scope of Work is generally comprised of selective removal and replacement of existing low-slope bituminous roof and insulation (approximately 40,000 SF), and application of a new reinforced, fluid-applied roof coating over the entire project roof area (approximately 158,700 SF). Also included are removal and replacement of metal gutters and downspouts, rework of treated wood blocking, metal flashings and counterflashings, and associated work. Areas where the existing roof is indicated to be removed and replaced have previously leaked and accumulated water in the existing insulation. These areas shall be demolished down to the substrate metal roof deck. The existing deck shall be examined for evidence of corrosion or deterioration; where found, such areas shall be prepped and coated with a rust-inhibiting paint prior to application of new roof insulation and membrane. Work also includes removal and replacement of exterior insulated metal siding at upper walls. Incidental work includes limited replacement of windows, installation of "Solatube" skylights, cleaning and restoration of exterior brick veneers, new roof access ladders and other fabrications, roof accessories and limited electrical disconnection and reconnection of rooftop equipment. Lastly, the project includes the relocation of one overflow drain piping to a new downspout nozzle location. The work will be accomplished in two phases, Phase 1 in 2024, Phase 2 in 2025. There are special provisions as to specific roof areas where the Contractor is not allowed to conduct re-roofing operations while the building is occupied; such specific roof areas must be re-roofed during summer months when the building is unoccupied. Detailed requirements of the Scope of Work are included in the Project Manual (Section 011000) and Drawings electronically posted with this solicitation.
