Individualjob specifications, hearer notes, or specific materials or methodology instructions shall take precedence. The city reserves the right to alter specifications to fit particular situations. Roof Shingles, Fascia, Soffit and Gutter replacement package: Remove the old roof shingles down to the existing sheathing. Also remove any other necessary building components to properly complete the project. Properly dispose of all the debris away from the site. Install all new 30 yearwarranty architectural dimensional type roof shingles, include all new 7/16" OSB roof sheathing. Install proper underlayment with ice & water shield in all required areas. Include all new drip edge, roof venting and any required flashing components. If proper soffit venting is not easily obtainable you may install an edge / intake roof vent (Smart Vent) system. Any low slope roof areas shall be aTPO type system or equivalent. Include any required sheathing, flashings, corners, pipe boots & termination bars. If the existing chimney is in need of repair include a chimney repair cost noted on your invoice / bid sheet. Install all new aluminum soffit panels with a Ito 1 ratio of solid and vented panels. Install all new aluminum fascia and rake boards. Include a new seamless aluminum gutter system with all new downspouts and proper extensions. The property owner shall be allowed to pick from all stock available colors. All work must be installed per the manufacturer's specifications and directions. The contractor must obtain a permit and have the work properly inspected and approved prior to payment. Upon completion the contractor shall also provide any required project photos and all warranty information prior to receiving payment.
