DHA is seeking quotes from licensed contractors with demonstrated professional competence and experience for repairs to one apartment unit that recently underwent remediation located at 1012 18th Avenue, Decatur, AL. We will be leaving the kitchen floor and the bathroom floors as they are. All paint items to have one coat primer and 2 coat paint. Make all exposed plumbing and electrical areas to rough stage for sheetrock installation. Remove electric wall heating units in the lobby and the office area and patch over and make ready to paint. Insulate all exposed ceiling areas with R-19 Kraft Faced insulation. Kitchen, hall, bathrooms, office, and lobby In the kitchen run electrical in order to change the hot water heater from gas to electric and replace with an electric hot water unit. Replace Smoke Detectors with Smoke Detector-FA Hard Wired Phto CMB VOICE/Plug-Item#-9862387 or Equal. Add hard wired Smoke Detectors to kitchen, lobby, office, and hall area. Install 1/2 sheetrock at ceilings, in kitchen, bathrooms, hallway, lobby, and office area. Ceilings will be smooth. Install sheetrock at wall areas in bathrooms and hallway. Install doors at hallway, 2 bathrooms and office that are on-site. Reinstall half doors that are on site at kitchen and hallway area that are on site. All doors and trim to be painted High Gloss White Enamel Install cabinets in kitchen according to information provided Install new kitchen sink with faucet. Install bath toilets and vanity sinks that are on site. Install new vanity faucets and mirrors in bathrooms. Install new plumbing stops and supply lines as well as drain lines Electrical- Change kitchen lighting from 1 light to 3 lights. One over the sink area and two balanced out in the rest of the room. Electrical- Install new switches, receptacles , and led lighting in bathrooms, hallway, lobby, office, and kitchen. (Color White). Electrical- Install ceiling exhaust vent fans in bathrooms switched to come on with the vanity light and vent exhaust out the roof system. Electrical- Replace 9 ceiling lights in Large Classroom with new ceiling LED lights and 6 ceiling lights in Storage Room with new ceiling LED lights. Install new doorknobs and door stops at kitchen, bathrooms, office, and lobby doors. (color nickel) Install new blinds I inch vinyl (white) in office, lobby, hallway, and kitchen. Install toilet paper holders and paper towel dispensers in bathrooms (will be supplied) Install new mirrors at vanity sinks.(not supplied) Install new vinyl flooring 5 mm item#- 1857681 in the hallway, lobby, and office area. Install Gray 4-inch vinyl cove base in kitchen, hallway, bathrooms, lobby, and office Replace damaged floor tile at entrance of large classroom door same color as existing floor tile if possible. Final clean-up of work and surrounding areas to include removal of remaining items from pre-construction work be completed and inspected before last payment is submitted. Contractor will be responsible for providing all labor, materials, tools, equipment, security, services, water, light, heat, power, transportation, and supervision necessary for the satisfactory performance of the work subject to this QSP. Contractor shall provide weekly payroll records, personnel records and documents, and other records and/or documents that may be used to verify contractor's compliance with U.S. Department of Housing and Urban Development, Office of Labor Relations Wage Rate Determination. DHA anticipates that a contract shall begin on or about November 6, 2023, and shall have a completion date of 60 calendar days.
