Renovation of a theater / auditorium in Boston, Massachusetts. Completed plans call for the renovation of a theater / auditorium.
The Scope of work is further detailed in the specifications and includes the following: Temporary. Boiler at Strand Theater - 543 Columbia Road, Boston, MA Bids shall be on a form supplied by PMD, be clearly identified as a bid, and signed by the bidder. Strand Theater 1. Contractor shall provide all labor, materials and appurtenances in accordance, but not limited to, this Summary of Work, to provide temporary boiler including a hot water hose connection and electrical connections to provide a complete and operable hot water heating system. a. All work shall be in strict conformance with all applicable code requirements. A. Contractor shall provide all labor, materials and appurtenances in accordance, but not limited to, this Summary of Work, to provide a complete and operable hot water heating system to the Theater. B. Provide a 4" Butterfly Valve in existing Return Header and a 4" Butterfly Valve in the Existing Supply Header to isolate the existing boilers from new temporary circulating system. C. Provide mobile temporary 125 bhp oil fired hot water boiler at the site complete with all appurtenances including #2 fuel oil tanks to provide heat to the existing Theater for (4) months. The boiler shall have a hot water circulator with enough pressure to accommodate pressure loss through temporary piping systems to the existing hot water and hot water return header connections. The temporary boiler trailer will be selfcontained requiring only connections from the temporary boiler trailer to the hot water supply and return headers and existing electrical (208v/3ph). D. Provide three (3) 2" hoses from temporary boiler location in adjacent parking lot to existing temporary hot water supply connections at supply header (approximately 60 lineal feet each); provide all required penetrations through building envelope and all support for temporary hot water hoses. E. Provide three (3) 2" hoses from temporary boiler location in adjacent parking lot to existing temporary hot water return connections at return header (approximately 60 lineal feet each); provide all required penetrations through building envelope and all support for temporary hot water hoses. F. The Contractor shall provide a 100A feeder (3#1, 1#6G-1/4"C) to the temporary boiler (approximately 50 lineal feet) location and terminate in a weatherproof 100 AMP, 208 Volt, 3 Pole manual transfer switch (NEMA3R). The Contractor shall provide 20A feeds to the heat trace circuits (approximately 40 lineal feet); the 20A feeders shall be 2#12, 1#12 ground in 3/4" conduit. G. The boiler will be located adjacent to the boiler room around the building; the 16" pressure boiler vent shall be extended a minimum of 3.0" above trailer roof or 24.0" above anything within 10.0'. H. Remove existing (8) Square Roof Combustion Air Louver and associated ductwork for hose and power connections into boiler room. Provide temporary insulated (R19) and add water resistant patch around hoses and cables. Store louver and reinstall after removal of temporary boiler, cables, hoses, etc. I. All electrical conduit shall be EMT*, final connections to the transformer shall be liquid tight flexible metallic conduit. All conductors shall be 98% pure drawn copper, type THHN/THWN. All conductors #10 and smaller shall be solid; all conductors #8 and larger shall be stranded. Disconnects shall be Heavy Duty type. All equipment installed outside shall be NEMA 3R rated. *If conduit is subject to damage, it must be rigid steel. J. Contractor shall be responsible for all security, maintenance and operation of proposed equipment; the City of Boston shall only be responsible for supplying all #2 fuel oil into trailer mounted tank for boiler operation. K. At the completion of the boiler rental agreement, Contractor shall be responsible for decommissioning boiler, removing temporary boiler from site, removing and disposing of all temporary connection materials, and patching any penetrations into existing building or paved materials. Any systems affected by the temporary boiler operation shall be returned to their original operation. L. Contractor shall be responsible for pumping remaining fuel oil from trailer mounted tank and transferring to an existing fuel oil tank designated by the City of Boston within a fivemile radius of the Strand Theater. M. All work shall be in strict conformance with all applicable code requirements. N. Temporary boiler shall be operational and capable of providing hot water heat to the building prior to November 1, 2023 and until March 1, 2024. O. Proposals shall be inclusive of all setup charges, delivery charges, transportation charges, etc. for complete installation and removal of the mobile temporary boiler and associated appurtenances Bidders requiring interpretation or clarification of any perceived conflict, ambiguity, error or omission which is discovered upon examination of the Bidding Documents, the site or any other general, local or prevailing conditions shall make a request for interpretation or clarification. Unless otherwise noted in the Advertisement, requests for interpretation or clarification, or proposals for any other modifications to the Bidding Documents, made orally or received less than seventy-two (72) h
