Summary of the project: 1. The building has an existing rock ballast, EPDM rubber membrane roof systems. 2. On the roof, it is not limited to, there are existing roof top units, condensing units, makeup air units, heating units, exhaust fans, vent pipes, natural gas pipes, electrical conduit, roof drains, boiler vents, roof hatches, chimney, etc. 3. The contractor must remove the existing rock ballast from all roofing areas. The contractor must haul the rock ballast from the site and is responsible for disposing of. 4. The contractor must remove the existing metal roof edging and fascia and replace with new. Color will be selected after the contract has been awarded through the submittal process. 5. The contractor must remove the existing parapet coping and replace with new. Color will be selected after the contract has been awarded through the submittal process 6. The contractor must only remove the amount of roofing that can be replaced back the same day. Contractor is responsible for securing all roof areas during construction. Contractor will be responsible for any damages caused from water leaks in any areas that are not watertight secured. 7. Metal desk areas: a. Remove existing roof system down to expose the deck. Replace all damaged or deteriorated deck approved by the owner using the square foot price submitted on the bid form. 8. Wood blocking: a. Replace any deteriorated wood blocking approved by the owner using the lineal foot price submitted on the bid form. Adding to the wood nailer to accommodate the height of the new insulation shall be the responsibility of the contractor. 9. Insulation: a. Attach new insulation to the thickness, slope per foot, slope per foot at the crickets, and mile per hour wind speed warranty stated in the specifications in the project manual and contract drawings. 10. Membrane roofing material: a. Contractor must install as per stated in specifications in the project manual and contract drawings. 11. Edging and fascia system: a. All edging, and fascia systems shall be fabricated per stated in the specifications in the project manual and contract drawings. Color shall be selected by the owner from a standard color chart. Metal system shall be covered in the total system warranty. 13. Gutters, down-spouts, through wall scuppers, and receiver heads: a. All gutters, down-spouts, through wall scuppers, and receiver heads will be fabricated per stated in the specifications in the project manual and contract drawings. The size and profile will match the existing with the color selected by the owner from the standard color chart. (If applicable.) b. Install gutter and downspouts matching size and profile of existing. Drainage system shall be fabricated per stated in the specifications in the project manual and contract drawings. (If applicable.) 14. Rubber mats: a. Contractor must install new rubber mats around all four sides of the roof top units (RTU), and the roof hatch. 15. Roof ladders: a. Contractor must verify that all roof ladders are fastened and secured to the wall. (If applicable.) 16. Rubber boots: a. Contractor must replace all rubber boots. This includes but not limited to around pipes, conduit, and wires. 17. Roof drain covers: a. If any roof drain covers are removed, contractor must replace with new if they are damaged during removal. 18. All the roof insulation must be replaced with new. 19. If the contractor must raise any of the rooftop units, natural gas pipes, etc. due to the new insulation height, the contractor must figure into their bid amount. A change order will not be issued for the previously stated work. 21. All wood areas on the top of the parapet must be completely covered with the new rubber membrane roofing system. 22. All new electrical work for the project must be preplanned and installed the same day. If the new electrical work cannot be installed the same day, the contractor must notify the building owner prior to the existing electrical be removed to see if that is acceptable.
