INTRODUCTION: ACenter (MCMC) and Mountrail Bethel Home (MBH) are an integrated health care system committed to proMountrail County and the surrounding areas. Their campus, located in Stanley, ND provides a critical acceshome, an assisted living facility, and an aquatic center. Mountrail County Medical Center/Mountrail Bethel Construction Manager at Risk services for the following renovations and additions: 1. Bethel Home AdditioFacility added on the north side of the campus and attached to the existing chapel. 2. Hospital Renovationlobby and registration. b. Extensive kitchen remodel c. New infusion suite/pharmacy d. New MRI suite. 3. RAddition: 7 new apartment units addition to the existing assisted living facility. Plans have been developedcurrently under the ND Health Department review. An online meeting with the architect can be scheduled before the submittal of the proposal. The CMaR will be brought onto the team immediately to provide cosfor the construction documents. The intent is to break ground spring 2024. The project budget is expectedKnowledge: The CMaR must possess an in-depth understanding of the issues involved in healthcare facilityof advising MCMC/MBH on all aspects of healthcare facilities and must be prepared to provide innovative be able to respond to issues unique to an occupied health care campus and be sensitive to construction repatient, staff, and physician viewpoint. II. SCOPE OF CMAR SERVICES: AA133 - 2019, Standard Form of Agreement Between Owner and Construction Manager as Constructor. B. Pservices for the current construction documents, construction feasibility recommendations and value enginreview. C. Complete project construction delivery which would include all construction costs, fees, and othenot to include Owner consultant fees, FF&E (furniture, fixtures and equipment) and other separate costs thREQUIREMENTS: MCMC/MBH requests the following information be submitted within an 8.5" x 11" soft boConstruction Manager at Risk: A. Format: 1. Paper Submittal: Submittals should not exceed 30 printed pageand section dividers, and shall be with a soft bound document using 8.5" x 11" portrait format paper. Four Electronic Submittal: One electronic format copy of the submittal shall be included in the submittal on a Jueditable PDF version of the paper copy. B. Project Experience: 1. Each firm shall supply project names, size, five comparable projects based on total project cost, function, and typical construction methods. 2. Overallspecific prior experience for the scope identified in the project description, including a proven and thorougdevelopment and construction. 3. The experience of CMaR's project manager and superintendent with newThe experience of the firm working with typical government agencies and authorities having jurisdiction, ahospital renovation project. 5. The firm's approach in developing and maintaining a construction schedule,schedule in making up lost time. 6. The firm's understanding of ICRA and ILSM. 7. The firm's safety programmodification rate. 8. The firm's process for performing cost estimating services. C. Ability of Key Personnel: Principal In-Charge, Sr. Project Manager, Project Managers, and on-site Superintendents. Give an organizatof each team member. D. Project Schedule: 1. Anticipated project duration is 1500 calendar days. ConstrucCurrent and Projected Workload: 1. Indicate availability of key personnel, workforce, and consultants as it rschedules. F. Sub-Contractors: 1. Services required from Sub-Contractors will be procured through a Compadministrated and processed by the CMaR. MCMC/MBH reserves the right to approve all Sub-Contractors.based on Sub-Contractors, includes, but is not limited to the following: a. The number and quality of Sub-Cability to demonstrate a positive working relationship with Sub-Contractors (or other construction related sGeneral, Mechanical and Electrical Contractors attesting to the ability of the CMaR to complete the projectthe work. c. Demonstrating an ability to forecast local bidding and construction conditions as it relates to sbook bidding to be reviewed by the Owner. G. Fees: 1. Provide a fee for CMaR services that includes, but isPre-construction services: i. Estimating ii. Owner and Architect Meetings iii. Value Management iv. Quality aSpecifications vi. Bidding and Procurement vii. Contract Requirements b. Home office expenses c. AccountiOverhead (including all mark-ups on materials and Subcontractors) e. Bonding Costs f. Direct reimbursableBidding: 1. The CMaR will not be allowed to self-perform. 100% of the construction must be competitively The only potential exception for self-performance will be with Owner approval. I.
