The City of New Rochelle is requesting bids for HVAC Preventative Maintenance (PM) Services, and related, as detailed herein. Currently, there are 15 separate locations where services are required. Itis our intent to award all locations to one contractor; however, if it is in the best interest of the City, we reserve the right to make awards to multiple vendors. The awarded vendor shall designate each awarded location as a separate account in order to facilitate our record-keeping. The City of New Rochelle reserves the right to add or delete locations over the course of this agreement if required. Term of Contract The contract shall be awarded for a term of one (1) yearwith an option to renew for one (1) additional year for up to three consecutive years, upon mutual consent. To start January 1, 2024. Scope of Services All Preventative Maintenance "PM" services must be performed in accordance with all current Federal, State, Local, and OSHA rules and regulations presently established or which may be established during the terms of this contract award. The cost of PM service shall include all time and materials including filters, fluids, and belts necessary to complete the maintenance. The city will not pay to make additional payments for such PM items. The agreement(s) as a result of this request for bid must include at least the services as stated below: 1. Inspect the heating and air-conditioning equipment with trained maintenance professionals as per the tables provided. 2. Prepare the equipment, in the spring, for summer operation, and in the fall, for winter or ventilation operation, or shut down as required. The City of New Rochelle shall be entitled to one opening and one shutdown at each building location. 3. Provide cleaning of condensers and cleaning of heat exchangers.
