Renovation of a clubhouse / community center in Cleveland, Ohio. Completed plans call for the renovation of a 51,587-square-foot clubhouse / community center.

A. The Work of Project is defined by the Contract Documents and consists of the following 1. A new construction fifty (50) unit, three-story supportive housing development on East 45th Street between Superior Avenue and St. Clair Avenue in Cleveland, Ohio. The building will provide supportive housing for youth and young adults ages 18-24 experiencing homelessness, including young adults who are parenting. Building areas include resident activity spaces, counseling spaces, administrative office and work areas, and staff and building support spaces. The apartments will be comprised of 38 one-bedroom units at 717 square feet each, and 12 two-bedroom units at 1,113 square feet each. The building will have a gross square footage of approximately 51,587 square feet with 17,010 SF on the second and third floors, and 17,567 SF on the first floor. The project will be financed through the tax credit program of the Ohio Housing Finance Agency (OHFA) and is being developed by CHN Housing Partners. The project will be designed and constructed to comply with the current model codes as adopted by the State of Ohio, ANSI A117.1 - 2009, Uniform Federal Accessibility Standards (UFAS), Universal Design Standards, and LEED Silver requirements. In accordance with contract documents prepared by Hiti, DiFrancesco, and Siebold Architecture, Inc., 1939 West 25th Street, Cleveland, Ohio 44113 Prevailing Wage rates are applicable to this project. Equal Employment Opportunity requirements are applicable to this project. Bidders are encouraged to be enrolled in and to be in good standing in a Drug-Free Workplace Program (DFWP) approved by the Ohio Bureau of workmens compensation prior to submitting a Bid and provide, on the Bid Form with its Bid, certain information relative to their enrollment in such a program, and if awarded a Contract, shall comply with other DFWP criteria described in the General Conditions. Bids will be received for: Surveillance, Security Access Control and Low Voltage Systems Package: Design, procure, furnish, and install Surveillance, Security Access Control and Low Voltage Systems. Each Contractor for the Project is responsible for scheduling the Project, coordinating its subcontractors, and providing other services identified in the Contract Documents. The selected Contractors and their subcontractors must be licensed and bonded to perform work in the City of Cleveland, Ohio. Bid Guarantee and Contract Bond per the Ohio Revised Code is required. A certified check for 10% of the total bid OR a Letter of Credit for 10% of the total bid can be substituted in lieu of the Bid Guaranty and Contract Bond.
