Demolition, site work and new construction of a multi-residential development in Cambridge, Massachusetts. Completed plans call for the construction of a four-story above grade multi-residential development; for site work for a multi-residential development; and for the demolition of a multi-residential development.

The project includes construction of (2) four-story buildings containing 83 apartments and a Head Start early childhood education facility. The project will also include sitework and site improvements. Consigli Construction Company is the construction manager at risk for the project. The work is estimated to cost $64,000,000. Sub Bid Category - Masonry, Misc. Metals, Waterproofing, Dampproofing & Caulking, Roofing, Metal Windows, Glass & Glazing, Tile, Acoustical Tile, Resilient Flooring, Painting, Plumbing, HVAC, & Electrical. This project is being performed under Chapter 149A Construction Manager at Risk, Consigli Construction Company is the selected CM firm. The existing Jefferson Park Federal development consisted of eight (8) existing apartment buildings with 175 units, a management office, and two commercial buildings. All eleven (11) existing buildings on site are being demolished to construct the new development. Trade contractor involvement in demolition will be limited. New construction will be sequenced in rolling sequence approach. Multiple buildings will be under construction at one time, but at different levels of completeness. This phasing is planned to roughly move from the rear (south) of the site to the front (north). Construction is scheduled to begin in April 2025 and total construction time is expected to take 22 months. New construction is planned for TWO (2) apartments buildings. All apartment buildings will be four (4) stories. All apartment buildings will be PHIUS passive house and Enterprise Green Communities certified. Previous experience with either program should be noted under similar project experience Previous passive house experience will be most important for Masonry, Waterproofing, Dampproofing and Caulking, Roofing and Flashing, Metal windows and HVAC trade bidders. Building construction will be light gauge metal framing with concrete decks. Building mechanical systems will include energy recovery ventilators, variable refrigerant flow (VRF) heating and cooling, and gas domestic hot water heaters. The Awarding Authority reserves the right to cancel this procurement at any time if it is in its best interest to do so. By the submission of a SOQ, the respondent Subcontractor thereby grants to the Awarding Authority an unrestricted license to use the SOQ, including all materials submitted therewith, in connection with the project.
