Renovation of an educational facility in Baltimore, Maryland. Completed plans call for the renovation of a 2,259-square-foot educational facility.

A. The Work of Project is defined by the Contract Documents and consists of the following: The goal of this project is to completely upgrade the restrooms of the Callaway Elementary school building # 251 1. Replace all plumbing fixtures (including floor mounted urinals with wall mounted, if applicable); 2. Finishes, including poured epoxy floor and tiling all walls and painting 3. Replace all partitions, including adding urinal screens. 4. Identify clean and flush all floor drains; and replace floor drain pan with a floor drain with trap primer. 5. Identify exhaust fan duct cleaning and include replacing the exhaust fan. 6. Replace all light fixtures with LED fixtures; coordinate with toilet partition locations. 7. Replace all toilet room accessories. 8. Bathroom signage. 9. Replace doors 10. Walls behind urinals to be faced with FRP panels. 11. Gender neutral student restroom to have HALO sensor. B. Restrooms to be made ADA accessible, where possible. Existing door openings will not be widened. New plumbing piping is not intended to be installed; plumbing is only intended to be reconfigured to the extent that if one stall could be removed to make a ADA accessible bath room if that is the intent. All designs shall be designed in accordance the current district design standards, including addendums. C. The school is approximately 77,850 sf. There is approximately 2,259 sf of restrooms in the building, including; PK/K, student group, individual, kitchen, mechanical room, and staff restrooms. The locker room restrooms are included in this scope, however, work in the locker rooms themselves is not included. A potential gender neutral restroom has been identified as the staff restrooms on the first floor adjacent to room 119.One restroom would be made to be unisex for staff and the other gender neutral for students. The City Schools project manager will obtain sign off from the school Principal confirming that location. D. Type of Contract: 1. Project will be constructed under a single prime contract.
