New construction of a residential development in Simcoe, Ontario. Completed plans call for the construction of a two-story above grade residential development.
The County of Simcoe is requesting Proposals for the supply, delivery and set-up of up to three (3) modular building structures. The County of Simcoe is the service manager for the system of homelessness prevention services and supports for communities in Simcoe County, including the cities of Barrie and Orillia. In this role, the County of Simcoe provides leadership, oversight and funding to support the delivery of homelessness prevention services and supports through contracted service agreements with local homeless service providers. The County of Simcoe is planning the expansion of supportive housing through modular development. The purpose of this Request for Proposal is to acquire modular building structures to support this expansion, and have them delivered and assembled/set-up for safe occupancy. This opportunity includes the potential for the Successful Proponent to have the Contract extended to include future purchases of the same or similar modular structures and/or services over the next three (3) years, upon completion of this project and achievement of satisfactory performance related to scope, schedule, budget and quality of work. Site preparation will be out of scope for this project and will be the responsibility of the County. Funding available may be up to $2.6M for completion of this project. The Contractor must be prepared to commence Work in accordance with direction from the County and shall have completed all Work on or before March 4, 2024 or within four (4) weeks of delivery of structures to designated sites. Structure Requirements: - Each structure to contain ten (10) bedrooms to accommodate single occupancy; - Each structure is to be equipped with two (2) washrooms with showers/toilet/sink; - Each structure requires an area to be designated as a kitchen facility with electrical hook-ups for one fridge and stove per structure, commercial grade not required; - Each structure requires a storage/utility room; - Each structure requires a laundry room with applicable hook-ups; - Each structure requires an area to be designated as a common living room to accommodate ten (10) people; - Each structure requires an area to be designated as a dining room space to accommodate ten (10) people; - Structures shall be designed with the intent that they can be disassembled and moveable; - Each structure must comply with the OBC (Ontario Building Code) in effect at the time the structure was built; if available, certification documents should be uploaded into the Bidding System; the Contractor shall bear the cost to modify structures not in compliance with the OBC that was in effect at the time it was built; - Confirm if accessible space is provided or provide cost meet accessibility requirements; - Site plans are not available as the locations are yet to be determined; - The County will consider a single story or a two-story structure as an option for this project; - Ability to convert to permanent housing; and - Ability to re-use or re-purpose units.
