As of February 15, 2024, the project has been awarded, however, a timeline for construction has not been confirmed. Per City- Bid Date was Extended Sturmer House Residential Treatment Center Upfit All questions are to be submitted in writing to Catherine Knisley at catherinek@cityofws.org by the End of Question period of 5:00 PM, November 28, 2023. Any oral responses made by any representative of the County may not be relied upon. All responses will be given by written addendum. The purpose of this conference is to explain the scope of work involved and to give prospective bidders the opportunity to observe the existing conditions and work parameters. This is an upfit of an existing residential home for use as a Residential Treatment Center for Children or Adolescents classified as a .1700 facility per NCAC Chapter 27 Subchapter G. This Project is to address all current deficiencies as noted in plans and specifications per designer's code analysis assessment and must conform to the 2018 NC Residential Code and the DHSR Construction Section for residential treatment facilities 1. Furnish and install new 32"x80" door for upper-level bedroom egress per plans & specifications 2. Furnish and install new 36"x84" door for lower-level recreation room required for second remote exit per plans & specifications 3. New Doorway Scope of Work shall include but is not limited to: a. Demolition of existing wall b. Frame header with king studs and jack studs c. All applicable flashing, weather proofing, hardware, and paint 4. Furnish and install new Exterior Deck and Stair per plans & specifications 5. Exterior Deck & Stairway Scope of Work shall include but is not limited to: a. Installation of new Sonotube footings (minimum 18") b. Installation of Pressure Treated Deck & Stairs per plans & specifications c. Furnish & install new exterior lighting at top landing to illuminate entire stairway d. Seed & Straw, all disturbed areas 6. Furnish & install new 4" thick Concrete Sidewalk at bottom of stairway to connect into existing sidewalk 7. New Sidewalk Scope shall include but is not limited to: a. Minimum 3500 PSI Concrete b. Light broom finish c. Seed & Straw, all disturbed areas 8. Furnish & install new kitchen range and hood properly vented per plans & specifications 9. Furnish & install all necessary materials to patch and paint all existing wall and ceiling surfaces (all colors & finishes to be approved by Owner) 10. Furnish & install all materials and labor to paint existing wood paneling with intumescent paint 11. Verify existing fire alarm system and smoke detectors are all hard wired and in proper working order. (Provide add alternate for furnishing & installing system if necessary) 12. Verify all existing light fixtures, outlets, and switches are in proper working order. (Provide add alternate for repairing/replacing any repairs/replacements if necessary)
