The scope of work includes (but not limited to) the items detailed below. The intent is to provide a list of work that needs to be completed to keep the property in a state of good repair and to enable its use for its intended purpose. However, this is not meant to be a comprehensive list as ad hoc needs can arise from time to time. Physical Building Management Daily maintenance requirements for property operations o Establish, manage and provide oversight for service contracts, including tools/ equipment and required material - example (including but not limited to) Custodial Services, Security from beginning of April to end of October -7-day coverage during August and First week of September, including garbage removal. After hours emergency response -attendance on site required within 2 to 4 hrs. after reporting. Maintain communication with U of T representatives and site leads. Organize and manage all fire equipment inspections, maintenance, and repair. Organize and manage all septic systems inspections, maintenance and Organize and manage potable water systems inspections, maintenance Term (3) year Estimated Commencement date: April 2024 Estimated Completion: April 2027 with an option in favour of the University to extend the agreement on the same terms and conditions for two (2) additional terms of a one (1) year term.
