A timeline for award has not yet been established.** Work to be performed consists of the following: Remove existing EIFS as indicated on plans, existing single-ply EPDM roof membrane and all related coping and other roofing accessories to expose existing insulation and steel, plywood roof decking for inspection and replacement of any wet, damaged or deteriorated insulation, corroded steel decking and wet and deteriorated plywood decking. Document all areas of insulation, steel decking and plywood decking to be replaced. Install new insulation to achieve specified R-value. Install new EPDM roofing system and coping as specified to achieve manufacturers warranty. Remove and resize through wall scuppers as noted on drawings. Provide walkway pads as noted on drawings. Remove metal cap over abandoned equipment roof curb and install EPDM membrane. Alternate Items for this project include replace Corrugated metal roof fasteners. Remove access ladder and install new OSHA compliant access ladder and safety railings as noted on drawings. Lift existing exhaust unit, replace roof system and reset unit atop of new wood blocking. The Owner reserves the right to reject any and all Bids, and to waive any informalities, defects or irregularities in the Bids on any basis he deems to be in his best interest. The right is reserved, as the interest of the Owner may require, to revise or amend the Contract Documents prior to the date set for opening of Bids. Such revisions will be announced by Addenda to the Contract Documents. Copies of all such Addenda issued will be sent to all parties receiving copies of the Contract Document. Contract documents will not be mailed. A Proposal guarantee (certified check, cashiers check, or surety bid bond) in the amount of ten percent (10%) of the bid, but in no case in excess of $20,000 shall be submitted with each Bid. Proposal guarantees shall be returned to all except the three (3) lowest Bidders within ten (10) days (excepting Saturdays, Sundays, and Holidays) following the opening of the bids. Upon the successful execution of a Contract with the accepted Bidder or upon rejection of all bids, the remaining Proposal guarantees shall be returned within three (3) days (excepting Sundays, and Holidays). In no case shall Proposal guarantees of the three (3) lowest bidders be withheld for a period in excess of sixty (60) days following the opening of bids. Proposals may be withdrawn up to the opening of bids. The Proposals of the three (3) lowest bidders shall not be withdrawn for a period of sixty (60) days following the opening of bids. Successful bidders on this work will be required to comply with New Jersey Public Contracts Law and the New Jersey Public Law 1975, Chapter 127, which concerns non-discrimination in employment, and State of New Jersey Prevailing Wage Act, P.L. 1963, c. 150 and all amendments thereto. ALL CONTRACTOR QUESTIONS SHALL BE RECEIVED BY 5:00 P.M. ON DECEMBER 8, 2023. ALL RESPONSES TO BE ISSUED SEVEN (7) DAYS PRIOR TO BID RECEIPT.
