Renovation of a multi-residential development in Cleveland, Ohio. Completed plans call for the renovation of a multi-residential development.
As of January 11, 2024, this project has not yet been awarded. A timeline for award has not yet been established. Flooring Replacement at Addison High Rise Common Areas. The project consists of but is not limited to: Demo, Subfloor, LVT flooring, cove base, finishes. The construction estimate range for this project is between $755,000 - 1,045,000. Each bid must be accompanied by a properly executed Bid Bond, Certified Check, or Cashier's Check on a solvent bank, made payable to the Cuyahoga Metropolitan Housing Authority in an amount which shall not be less than ten percent (10%) of the total amount of the Bid. Questions will be received in writing no later than 5:00 PM local time on Tuesday, December 12, 2023, via email at pollockJcmha.net The work to be performed under this contract is subject to the requirements of Section 3 of the Housing and Urban Development Act of 1968, as amended, 12 U.S.C. 1701u (Section 3). Bids shall be firm and cannot be withdrawn for a period of 120 calendar days, subsequent to the opening of bids, without the consent of CMHA. All materials and labor that ultimately become a part of the completed structure or improvement that constitutes the Project are subject to State Sales Tax as provided in Section 5739.02, ORC, and State Use Tax as provided in Section 5741.01, ORC. Owner reserves the right to reject any and all bids received and waive any informality in bids received whenever such rejection or waiver is in the best interest of CMHA. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. SUMMARY OF WORK This project consist of removing carpet / vinyl composition floor tile (VCT) from common areas and installing luxury vinyl plank floor. The work includes all permits, labor, materials and equipment for the work per attached scope of work. -Remove all existing floor finish from common areas. -Remove all existing metal thresholds or floor transition strip between corridors and units, closets, laundry room, storage rooms and lobby areas. Verify in Field (V.I.F.). -Remove all existing floor finishes (Carpet & Pad) installed on concrete floors in common halls I storage area. The Contractor shall, at their own expense; remove all wood/carpet base, rubber base, trim throughout. Verify in Field (V.I.F.). Patch walls where base trim has been removed and prepare walls to receive new vinyl base. Repair, prime, paint, or otherwise finish to match existing surrounding surfaces. -Remove all VCT and prepare the surface (scrape/patch/level) to accept Luxury Vinyl Plank (LVP). All holes, cracks and deeps in existing concrete floors shall be leveled with concrete crack and approved floor leveler. -Provide and Install Commercial Luxury Vinyl Plank Flooring (LVP) 20 MIL x 6" W x 48" L x 5mm thick. (V.I.F.). -Provide and install 4" high vinyl cove base throughout (V.I.F). Refer Section 09 6500. -Owner to approve color selection. -Provide and install new 4" x 36" x Vi" Height Heavy Duty Aluminum Flat Saddle Threshold, vinyl to vinyl / vinyl to hard surfaces. -Replace stair nose to match existing (V.I.F.). -The Contractor shall, at their own expense, be responsible for removing and disposing of all construction debris as a result of the demolition: Subfloor, baseboard, transitions, carpet/VCT and padding, etc. All cleaning and removal agents must conform to all Federal, State and Local codes, regulations, or guidelines. Use of CMHA dumpsters is prohibited, unless written approval has been received from CMHA.
