Renovation of an educational facility in Grand Junction, Colorado. Working plans call for the renovation of a educational facility.

Estimated Construction Cost: $1,378,677 Reference Number 0000335781 Colorado Mesa University (CMU) is seeking bids from qualified mechanical, electrical and plumbing contractors to remove the existing HVAC system in the Fine Arts building and replace with a new heat pump system. The Fine Arts building was constructed over 19 years ago and has been occupied for 12-17 hours each day ever since. Because of its age, many building components are either at or very near the end of their useful life. One such building system includes the heating, ventilating, and air conditioning system, which have reached the end of their useful life and must be replaced. The existing system includes 2 hydronic boilers, pumps, and motors, a large roof top unit (RTU's) and hot water re-heat V.A.V.'s in the interior spaces, and a large gas water heater that provides domestic hot water for the entire building. CMU installed geo exchange piping adjacent to the building during the renovation / expansion of Dominguez Hall in 2007. The existing piping provides the geo exchange resource to Dominguez Hall and will be extended to serve the Fine Arts building with this project. Removing and replacing heat pumps will require existing ceiling grid, speakers, fire alarm strobes, annunciators, and fire suppression systems that interfere with removal and re-installation to be removed/disconnected, stored and re-installed. The contractor chosen to perform the work will have access to the building beginning on Saturday, May 18, 2024, and must complete the work on or before Monday, August 5, 2024. Liquidated damages in an amount equal to $1,500/day will be assessed for each day of delayed completion after August 5th,2024. Job Location Colorado Mesa University Main Campus 1100 North Avenue Grand Junction, Colorado United States 81501 Question Deadline 12/04/2023 at 1:00 PM MT -- Email questions are required to be submitted to: Suzanne Ellinwood, Director of Procurement & Risk Management at sellinwo@coloradomesa.edu Bid Intent Deadline 12/08/2023 01:00 PM EST Bonding Requirements - Bid Bond 5 % The scope of work identified within the Construction Documents includes the following: o Connection to existing geothermal piping on site and route to the South side of Fine Arts. o Removal of the existing cast iron boilers. o Provide and install (2) new 60-ton 6-pipe heat recovery chillers. o Route new geothermal supply and return piping into the South side of Fine Arts, route through the building, to the existing mechanical room location on the North side of the building. o Provide and install new 100-ton chilled water coil in the existing packaged Trane Intellipak rooftop unit. o Provide and install new heating and chilled water plate and frame heat exchangers in the ceiling space of the 3rd Floor. o Provide and install new heating and chilled water buffer tanks in the existing mechanical room. o Provide and install new heating and chilled water piping. Coil side of plate and frame heat exchangers shall be 30% propylene glycol. o Provide and install new heating, chilled, and geothermal water pumps. o New equipment to have Trane web-based DDC controls to integrate into the existing campus building automation system. o In the 1st Floor mechanical room upgrade the existing Trane UPCM controller to a new Trane Symbio 500 BACnet unit controller. Rewire existing points to the new controller. o In the 3rd Floor utility room upgrade the existing Trane BCU to a new Tracer SC+ and Legacy Communication Bridge combination panel. o In the 3rd Floor utility room upgrade the existing Trane UPCM controller to a new Trane Symbio 500 BACnet unit controller. Rewire existing points to the new controller. o Removal of the existing rooftop unit DX system including DX coil, compressors, condenser fans, and DX control accessories. o Electrical work involves powering the new mechanical equipment.
