Renovation of a fitness / recreation center in Ottawa, Ontario. Completed plans call for the renovation of a fitness / recreation center.
The City of Ottawa, hereinafter referred to as the City, is seeking qualification submissions for the St Laurent Roof and Chiller Replacement, located at 525 Coté St, as described in the Terms of Reference, attached hereto, as Annex A. - This two-stage procurement process is to select and then contract with the successful contractor for the construction of the St Laurent Roof and Chiller Replacement. - (This Stage) Stage 1: Request for Pre-Qualification. This RFQ includes rated technical requirements. There is no financial evaluation at this stage. The RFQ responses achieving a minimum overall score of 70% on the technical evaluation and meeting the conditions precedent to Selection of the Short Listed Respondent(s) outlined in Article 3.7 will proceed to Stage 2. - Stage 2 TBD (expected Q1 2024): A Request for Tender will be issued to the pre-qualified respondents, seeking a firm price for the construction of the St Laurent Roof and Chiller Replacement a. Air Conditioning and Related Systems: - Replace the Air Conditioning Chiller serving the Recreation Complex. - Replace the rooftop condenser. - Install two new chilled water pumps. b. Pool Changeroom Lighting Upgrades: - Replace all lighting in the pool changerooms with new LED fixtures. - The Design Consultant is tasked with determining the new lighting layout and selecting the fixture type. - Replace electrical conduit and wiring based on the new fixture layout. c. Air Handling Units (AHU): - Replace the three Air Handling Systems serving the pool changerooms as follows: - Family changeroom Unit #1: Replace AHU (including dampers, controls, heating coil, and exhaust fan #17). Enhance the system with a cooling coil. - Male changeroom Unit #2: Replace AHU (including dampers, controls, heating coil, and exhaust fan #18). Enhance the system with a cooling coil. - Female changeroom Unit #4: Replace AHU (including dampers, controls, heating coil, and exhaust fan #19). Enhance the system with a cooling coil. - Adjust the ductwork as necessary for the new units. - Update the BAS Integrator graphics to accommodate the new units. d. Accessibility and Facilities: - Upgrade changerooms to align with current accessibility requirements. - Replace washroom fixtures and trim. - Replace flooring in the following areas: - Main public concourse, summer room, and main lobby (approx. 10,700 sq.ft). - The corridor linking the gym and swimming pool (approx. 3,220 sq.ft). e. Roofing: - Replace Roof 8 (~1,200 sq ft) situated above the corridor to the arena and canteen and part of Roof 9 (lower pool roofs). - Installation of a new 2-ply modified bitumen roofing system. Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform. Question Acceptance Deadline: 2023/12/04 11:59:00 PM EST TIMELINE: RFQ for contractors has closed; four (4) firms have prequalified. Stage II invitational tender to the prequalified firms are currently TBD; expected Q1 2024. Bid values are undisclosed.
