Renovation of a residential development in Medford, Oregon. Working plans call for the renovation of a 60,522-square-foot, one-story above grade residential development.
Request for Proposals Forensic Building Consultants on the Behalf of the Oregon Housing and Community Services Department is Seeking Proposals From Qualified Contractors to Repair and Reconstruct Two Housing Units Located at the Royal Oaks Mobile Manor, Medford Oregon. There will be no formal opening. Facsimile proposals will not be accepted. Proposals will not be accepted after the stated opening date and time. Late proposals will not be considered. The bid is to perform the following work: Summary of Work: Building Rehabilitation Services to repair two housing units located in the Royal Oaks Mobile Manor complex. Repairs include but are not necessarily limited to the following: Removal of the existing roof covering and components, installation of a new layer of plywood roof sheathing over wood furring, and installation of new underlayment, ventilation strip, and standing seam metal roofing and associated components. Removal of existing fiber cement siding, trim, weather-resistant barrier (WRB), and flashing, and replacement with new fiber cement siding, trim, WRB, flashing and sealant over wood furring. Vinyl windows shall remain in place and flashed according to applicable design drawings. Doors shall be removed and reinstalled with a sill pan and flashed according to applicable drawings. Replacement of one door in the primary bedroom and installation of a new vinyl egress window in its place. Replacement of one door with a glass lite in the living room area and replacement with a new solid door with no glass lite. All areas of water damage shall be remediated and chased to extinction. If necessary, remediation may include removal of kitchen cabinets and countertops, range, and dishwasher to facilitate the removal and replacement of water damaged drywall, insulation, flooring, trim, plywood floor sheathing, and related items. Removal and replacement of electrical wires (Romex and Armoured Cable [BX wire]) that service the Daikin heating and cooling unit. Removal and replace all drywall inside one of the modular units. Remove and replace only water damaged drywall in the other modular unit. The Project will include drywall finishing and painting and exterior painting in both units. Removal of existing Electrical Fan (EF-1 model SLM50 / Broan 688) in the bathroom and replacement using a new Breez Green Builder fan (model BGR80H with humidity sensor by Delta). Installation of new Electrical Fan (EF-1 model SLM50) in the kitchen and replacement using a new Breez Slim (model SLM70H with humidity sensor by Delta). Remove and replace existing microwave oven duct and vent (model WRVGS12 by Ventworks ). The project subtotals and additional costs are noted in Bid Form B and are subject to Prevailing Wages and all associated rules and regulations. The base project subtotal may not be inclusive of, or accurately reflect, all items noted in the scope of work as some of the work items are subjective based on unit condition at the time of installation. Typical project contingency of 10% is applied to the project. Contractors are invited to submit a proposal outlining their experience and qualifications in performing work directly related to the services required. Proposers are required to certify non-discrimination in employment practices in accordance with ORS 279A.110(4), and identify resident status as defined in ORS 279A.120(1). All Proposers are required to comply with the provisions of Oregon Revised Statutes. The project consists of the following: Royal Oaks Mobile Manor, 2321 S Pacific Hwy. Medford, OR 97501. The site is located Jackson County. The following services will receive sets of the Project submission outline, Specifications and Details for the work contemplated herein: Oregon DJC Plan Center, Portland OR; Salem Contractor's Exchange, Salem OR. If contractor's proposal is accepted, contractor will promptly execute the contract, secure payment of worker's compensation insurance and furnish a Separate 100% Corporate Surety Performance Bond and a Separate 100% Payment Bond for the faithful performance of the contract. Contractor must comply with all prevailing wage laws. Qualifications: Bidders must be an established business (minimum five years) doing like projects and be registered with the Oregon Construction Contractor's Board. Bidders must present three (3) references, including business name, contact, name and title, phone number and email, for projects similar in size and scope. Failure to supply reference will result in bid rejection. A subcontractor listing is required. The Owner reserves the right to reject any Contractor who the Owner determines cannot perform the project. The Owner reserves the right to postpone award of the project. The Owner reserves the right to waive any informality in bids.
