All such requests must be in writing via email to cnunez@hacsb.com Estimated duration of the contract is 45 calendar days. Start date for Project will be given through a Notice to Proceed letter. Working hours for this project will be 8:00am to 5:00pm Monday through Friday. All bids must be accompanied by a negotiable bid guarantee, which shall be not less than five percent (5%) of the amount of the bid". The Bid Guarantee shall be submitted by each bidder with the bid. Use of a standard surety company's form for the Bid Bond is permitted. The Housing Authority of the County of San Bernardino (HACSB) is one of the nation's most progressive and proactive housing authorities and the largest provider of affordable housing in the County. HACSB owns 2,514 affordable housing units located throughout the County of San Bernardino. We proudly serve in excess of 30,000 people, most of whom are seniors, disabled individuals, and children. The Housing Authority of the County of San Bernardino (HACSB) is accepting bids from licensed and bonded Trade Contractors for: 12385 6th Street, Yucaipa, CA 92399 1. Excavate to drainpipe. 2. Do not remove existing waterproof membrane. 3. No need to replace drainpipe but must be inspected and cleared of all debris. 4. Scope includes all four (4) buildings on north side of property. See revised plan set for additional building Contractor shall supply materials, labor and equipment necessary to replace the waterproofing membrane, install new protective covering, add additional flashing and prime and paint all flashing to match existing. Contractor shall supply materials, labor and equipment necessary to replace waterproofing membrane, install new protective cover, install new flashing, prime & paint new materials. 4.1 UNDERGROUND UTILITY LOCATION Contractor to mark out proposed excavation areas and notify CA one call system (Dig-Alert) at least 3 days prior to excavation. SECTION 4216 4.2 EXCAVATION & DEMO All surface repairs shall be the responsibility of the awarded contractor. Below-grade wall surfaces are CMU block. The waterproof membrane to be installed is along the back of three buildings (Identified in ATTACHMENT #1) Contractor to remove the gravel covering, dig out to access the complete membrane. 4.3 MEMBRANE REPLACEMENT Remove the foam protective surface. Install new membrane over the existing membrane. From the top of the block wall to six inches past the perforated drain. Install 1/2 " air gap from just below new flashing to 12" below the finished grade. Install Faux stone panels below new flashing to six inches below finished grade. New flashing to be install behind old flashing and over the new membrane, air gap and faux stone panels. Flashings to be sealed between the new and old. One continuous bead. The drain will be placed on the foundation and sloped to drain. Perorated pipe will be covered with fabric mesh to prevent it from being backfilled. A 12" gravel base shall be placed over the drainpipe, compacted native soil will be place on top of the gravel. Cover the soil with landscape cloth and complete the finish grade with 2"-4" of 1/2 " crushed gravel base. Finish grade will prevent any standing water and will drain surface water away from the building. 4.4 PAINT PREPARATION Remove all hooks, nails, wire clamps, other items that are no longer in use and fill the holes properly before painting. Fill, patch, tape, and caulk cracks, joints, splits, or small voids with appropriate filler material per manufacturer's specifications. Allow sufficient cure time prior to applying coating. Mask off all adjoining areas that are not to receive coatings. 4.5 GALVANIZED METAL PREPARATION Newly galvanized surfaces shall be cleaned and free of dust, dirt, oil and grease, animal waste, salts, and other debris. Oil and grease shall be removed by solvent cleaning. Once cleaned and allowed to dry, all galvanized surfaces shall be mechanically abraded (sanded) to provide an anchor profile for paint adhesion. After sanding, the galvanized surfaces shall be thoroughly blown down with clean compressed air to remove all residue. Sanding shall be completed no more than 4 hours prior to paint application. If more than 4 hours elapses prior to priming, the galvanized surfaces shall be re-sanded and cleaned at no additional cost to HACSB. 4.6 PRIMER Contractor shall prime 100% of all exterior surfaces using a primer suited to both the material being primed and the type of paint to be used. 4.7 SAMPLE COLOR APPLICATION Contractor shall be prepared to provide labor and materials to apply up to one gallon of paint on substrate at no additional charge for application of paint samples. Colors to be approved in writing by HACSB Project manager. 4.8 PRE-PAINT INSPECTION Contractor shall schedule an inspection to approve the prep work and repair/replacement work prior to applying the finish coat(s). Any defective work identified shall be repaired at no additional cost. Finish coat shall not be applied until approved in writing by HACSB Project manager. 4.9 FINISH COATS Contractor will apply a minimum of 2 complete finish coats to achieve proper film thickness per manufacturer's specifications. This is the recommended minimum. Additional coats may be required to provide complete coverage and sheen level. The contractor will ensure that the finish coat of paint is applied to an even finish, completely covering all areas to be painted, and that all drips, spills, splatters, or overspray are cleaned immediately from areas not intended to be painted.
