Purchase Order Not To Exceed $20,000.00 Provide all necessary labor, parts and equipment to maintain West Side Market refrigeration system in full and continuous operation and guarantee the cost of preventative maintenance. The successful bidder shall be available to provide service twenty-four (24) hours per day, seven (7) days per week, and 365 days per year. The successful bidder shall provide three (3) hour response time for emergency calls. Fixed price service to include preventative maintenance inspections, and 24 hour serviceability. Monthly Preventative Maintenance service shall be performed during normal working hours to include the following: 1. Clean and inspect condensers, evaporator coils, fan motors and fan blades on rack system. 2. Check and replenish oil levels in compressors. 3. Check contactors on rack system for wear & replace as needed. 4. Leak check, condensers, coils, piping and cases. 5. Check all emergency management systems and leak detection system operation. 6. Check and adjust all temperatures in cases. 7. Check and adjust glycol levels and temperatures. 8. Check and grease circulation pumps. 9. Check and adjust compressor rack refrigeration levels. 10. Record inspection date and pertinent information in log book at West Side Market location 11. Check multi-gas refrigeration monitor operation and change filter as required. Monitor located in Engineers office. 12. Power wash refrigeration condensers located on the north roof. 13. Replace rack oil filters and driers. 14. Clean strainer on glycol make up system 15. Tighten all electrical lugs 16. Check and adjust amperage on all compressors and pumps 17. Check and adjust pressure in expansion tank on glycol make up system 18. Perform an annual glycol analysis for contaminate and inhibitor concentration. 19. Provide the City with a report of the preventative maintenance B. Successful bidder must provide emergency repairs to be charged an hourly rate. Price quoted shall be F.O.B. delivered to the place designated on purchase order. No other terms will be acceptable. Delivery quoted must be stated in terms of work days after receipt of the order. All charges for shipping must be included within the Unit Price for each item quote unless otherwise designated by a separate line with a
specified dollar amount inclusive of all shipping charges. No freight charges will be considered nor processed for payment unless apart of the original quote submitted prior to bid award.
