Renovation of a municipal facility in Fuquay Varina, North Carolina. Completed plans call for the renovation of a municipal facility.

**As of February 27, 2024 project was awarded Owens Roofing Inc.** The Town of Fuquay-Varina is soliciting sealed proposals for the removal and installation of new roofing materials at the building located at 134 North Main Street, Fuquay-Varina, NC. Scope of Services will include, furnish all labor, materials. Insurance, and equipment necessary to do the following work on the above project. 1. Perform pre-construction meeting to discuss set up, staging area for equipment and loading of the roof, appropriate work hours, safety and production requirements. 2. All work shall be completed within thirty (30) days of contract execution. 3. Set up equipment, materials, safety lines at all roof perimeters and ground loading/dumpster areas. All work to be completed according to OSHA guidelines. 4. Establish a chute system to remove debris from the roof with minimal interference with use of parking area. 5. Clearly define the work areas and restricted areas by use of cones, tape, blockades such that unauthorized personnel cannot enter. 6. Install traps and plywood sheeting as needed to protect and maintain the building and landscaping in its current condition. 7. Town of Fuquay-Varina will obtain all necessary permits for work. All work must conform with current building codes and pass all necessary inspections for the project to be determined complete. 8. If access to the roof through the building is needed the contractor may only use a stairwell on the south side of the building. The stairwell must be protected on the floor and walls to prevent any roof material from damaging or being tracked through the building. 9. Remove all existing EPMD membrane, insulation board, flashings, and termination metals down to the existing metal deck. 10.Remove all roof drains, scuppers, and metal coping. 11.Clean metal decking of any remaining staining (mold/mildew) and debris. 12.Contractor agrees to notify owner of any damage found to metal roof deck and will replace any damaged metal decking on an agreed upon cost basis. 13.Mechanically fasten 2 new 2.6-inch polyisocyanurate insulation board (R-30) over entire existing roof deck with screws and plates according to manufacturer's specifications. Polyisocyanurate insulation boards to be laid in a staggered seam pattern. Installation to include new wedges around all raised units or structures on roof. Raise the new scuppers and roof drains to account for the thicker polyisocyanurate insulation and the Georgia Pacific Densdeck sheathing. 14.Install 1/4 -inch Georgia Pacific Densdeck roof boards in a staggered seam pattern on top or polyisocyanurate insulation on entire roof area. 15.The roof should be covered and protected at the end of each workday to prevent water penetration from storms and other weather-related issues. 16.Install a 60 mil fully adhered TPO membrane entire roof surface including walls. TPO membrane should run up over the top of the wall and terminate under roof cap. 17.Membrane seams shall be a minimum of 5.5 inches overlap with at least 1.5 hot air weld to seam membrane together. 18.Install TPO walk pads at roof hatch opening and on service side of all HVAC units. 19.Install new boots around any roof penetrations. 20.Fabricate and install new 24-gauge overflow scuppers and strip them into a new roofing system. 21.Install new roof drains. 22.lnstall flashing tape around any roof penetrations. 23.Fabricate and install new 24-gauge steel coping around the outside perimeter of the roof system. Color to be chosen by owner. 24.lnstall new matching NP-1 sealant at all required points and fill any pitch pockets with pourable sealer. 25.Reset any existing antennas, cameras, etc. 26.Contractor to remove all associated debris from the site and will confirm that the entire area around the building is free of any debris and no damage to the existing structure has occurred. 27.The contractor agrees to provide a 20 year No Dollar Limit labor and material warranty upon completion and inspection of roof system by an independent manufacturer's representative. Proposers will have an opportunity to speak with Town staff and view the roof related to this project. Proposers will be provided supplemental information that may aid in the development of their proposal. Most questions and clarifications to the RFP will be addressed at this meeting. Any questions not answered will be answered and issued in the form of an addendum. The Town of Fuquay-Varina reserves the right to reject any and/or all proposals. The Town of Fuquay-Varina encourages all businesses, including minority, women owned businesses to respond to all Request for Proposals Proposals shall remain firm for a period of ninety (90) calendar days after proposals are due. All questions shall be submitted in writing, and will be answered by 4:00 PM on Thursday, December 14, 2023. Questions and answers will be published electronically. Questions may be emailed to: lhobgood@fuquay-varina.org. No oral interpretations will be made as to the meaning of the Contract Documents. Interpretation, if deemed necessary, will be in the form of a written Addendum. E-mail messages will be treated as written questions. The successful vendor will be notified in writing within ninety (90) days, or sooner, after the receipt of proposals. Verbal notification of award is not considered a liable mode of notification and therefore will not be recognized as an official notification. Upon issuance of a contract award by the Town, the successful bidder will perform the services as specified at the stated prices, within the time specified of thirty (30) days, in accordance with all provisions of the proposal documents.
