Working plans call for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; water / sewer project; for the construction of a clubhouse / community center; for the addition of a hospitality development; for the demolition of a hospitality development; hospitality development; and clubhouse / community center.
The Alabama Department of Environmental Management (ADEM) hereby gives notice that Fort Morgan Marina and Motor Coach Resort has applied for a Coastal Area Management Program Permit in accordance with ADEM Administrative Code Division 335-8. Fort Morgan Marina and Motor Coach Resort proposes to develop the "Fort Morgan Marina and Motor Coach Resort" on an approximately 8.56-acre parcel located at the westernmost end of the Fort Morgan peninsula. This development will encompass two parcels and includes the existing 30-slip Fort Morgan Marina, a boat dry storage building, Tacky Jack's 2 restaurant, a small hotel/condominium, boat launch, and associated parking and accessory uses. The new project will introduce a 34-lot, gated motor coach resort designated for Class A recreational vehicles, coupled with new amenities such as a 78-space parking lot, an expanded restaurant with outdoor decks, an outdoor pool, clubhouse, and walking trails. The westerly parcel is currently undeveloped, hosting mature oak and pine trees along its perimeter. The site, situated north of Fort Morgan Road and west of South Breakers Lane, is partially open and previously developed. Notably, the entire parcel and the project area contain 0.4 acres of wetlands, which will not be impacted. The proposed facility is located at 577 Hwy 180 in Gulf Shores, Baldwin County, Alabama. Any person wishing to make comments or provide additional information relative to the proposed activity's consistency with the ACAMP must submit such comments or information by letter or by email to ADEM at the address below within fifteen (15) calendar days following the publication date of this notice. The Department's determination, associated documents and all comments received during the public comment period will be available for inspection at the ADEM office located at the above address during normal working hours. The Department does not discriminate on the basis of race, color, national origin, sex, religion, age or disability in the administration of its programs.
