Remodeling and renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development; and for the remodel of a residential development.
Invitation to bid front porch remodel, electrical and cellar located at 1308 38th Street, Rock Island. This project will have three parts. The first part will be to brace up the front porch roof and remove the deck framing, flooring, and concrete steps. If it’s possible to leave the existing wood columns and masonry pillar’s, providing they’re intact. This will be determined once the demo has taken place. If they can be saved then a footing system will need to be designed to carry the new deck load only. If it is determined that the integrity of the columns is compromised, then a footing system will need to be designed to carry the new deck and roof load. Footing inspections are required before pouring the concrete. Framing inspection is required before decking is laid. Finished product needs to be treated framing material, 5/4 decking, treated handrailing around the deck, approved fasteners and hold downs. The steps will need to be code complaint. The steps will be attached to the deck framing and land on the existing concrete. Steps must have stringers with 7 ¾” or less rise, 10” minimum run, handrailing, solid treads and full risers. Second part of this project will be the cellar well on the exterior of the house. Remove the existing exterior cellar doors and replace with a metal sloped locking cellar door. Remove the basement swing door at the bottom of the cellar and replace with metal pre-hung steel door with dead bolt and matching keyed lockset. There may be some on site customizing of both doors and existing openings. Factory Primer for the steel doors is all that will be required for the finishes. The third part of this project will require a licensed electrician. Looking to have the existing panel updated to new 100amp service. Remove all of the exposed knob and tube wiring in the basement. Use appropriate junction boxes with covers where needed. Install GFCI in all wet locations. Install 10yr battery smoker/ co2 combos throughout the house as required by the electrical code for the locations.
