Site work, paving and new construction of a residential development in Cincinnati, Ohio. Completed plans call for the construction of a 10,976-square-foot, two-story above grade residential development; for site work for a residential development; and for paving for a residential development.
The scope of this project is a new 2-story wood frame residence with a crawlspace foundation. New walkways will be minimal to reduce hardscape and allow water permeability. Mechanical, electrical, and plumbing work shall be filed by contractor under separate permit. The Port of Cincinnati Development Authority is seeking a professional and qualified contractor to provide services for the construction of eight single-family homes to be located at 2351, 2353, 2355, 2356, 2358, 2362, 2364, and 2365 Concord Street Cincinnati, Ohio 45206. Successful bidders must be able to commence work by January 22nd, 2024, and complete the entire project no later than December 31st, 2024. Payment penalties will be included in the contract for the successful bidder if the awarded bidder is unable to meet deadlines. The site is currently eight vacant parcels of land that is located in the Walnut Hills neighborhood. Pricing shall be based on the drawings and specifications provided. The goal of this project is to provide affordable housing for the residents of the Walnut Hills neighborhood. Nothing in this RFP shall be construed to create any legal obligation on the part of the Port or any respondents. The Port reserves the right, in its sole discretion, to amend, suspend, terminate, or reissue the RFP in whole or in part, at any stage. In no event shall the Port be liable to respondents for any cost or damages incurred in connection with the RFP process, including but not limited to, any and all costs, expenses, or fees related to this RFP. All supporting documentation submitted in response to this RFP will become the sole property of the Port. Respondents may also withdraw their interest in the RFP, in writing, at any point in time as more information becomes known. All plans are 1372 SF with the same floorplan layout. Properties at 2351, 2353, and 2364 feature a covered porch that extends across the front elevation. Properties at 2355, 2365, and 2362 have a porch only at the front entry door with a wall-mounted awning by the owner. Properties at 2356 and 2358 have a covered porch that extends across the front elevation at 8'-9". Please refer to all plans for stair adjustments within the scope of your work. It is crucial to review the Test Pit Summary from Alt & Witzig Engineering, INC for the excavation and concrete scope of work before submitting a bid. Please take note of all addresses where testing was not conducted but assume that they will need to be addressed in the same manner outlined in the Test Pit Summary. Construction is expected to start January 2024. Completion is expected by the end of December 2024. *The bid list for this project may be incomplete.
