Renovation of a mixed-use development in Addison, Illinois. Completed plans call for the renovation of a 27,418-square-foot clubhouse / community center.
The project includes the removal and replacement of the existing roof located on the existing Addison Park District Club Fitness Roof A Certified Check, Cashier's Check or Bid Bond payable to the Addison Park District for not less than five (5) percent of the total bid amount will be required for each bid. The successful bidder will be required to furnish a satisfactory Performance Bond and Labor and Material Payment Bond for the total Contract Amount . THE SCOPE OF WORK STARTS WITH A COMPLETE - TOTAL TEAR OFF AND REPLACEMENT OF TWO (2) ROOF SYSTEMS ON THE EXISTING ADDISON PARK DISTRICT 2 STORY BUILDING COMPLEX AT 1776 WEST CENTENNIAL PLACE. ROOF #1 - THE NORTHERN LOCATED 2 STORY BUILDING - SAID EXISTING SINGLE PLY ROOF ASSEMBLY OF ROUGHLY 19,700 SQ.FT ABOVE THE EXISTING NEDSRA OFFICE/ACTIVITY SPACES, WITH A ADJACENT OPEN GYM SPACE AREA, PLUS A LOWER ROOF AREA TO THE NORTH OF GYM OF 735 SQ.FT. ALL TO RECEIVE A NEW MECHANICALLY FASTENED SINGLE PLY ROOF MEMBRANE AT 60 MIL THICK - NON-REINFORCED TPO. 2021 STATE OF ILLINOIS ENERGY CODES REQUIRES A THICKER ROOF INSULATION TO BE APPLIED WITH A MINIMUM R-30 VALUE. ROOF #2 - IS A PARTIAL - TOTAL TEAR OFF AND REPLACEMENT ROOF PROJECT TO THE SOUTHERN LOCATED 2 STORY BUILDING STRUCTURE - AGAIN EXISTING SINGLE PLY ROOF ASSEMBLY OF ROUGHLY 8,250 SQ.FT. ABOVE THE EXISTING ADDISON PARK DISTRICT AQUATIC POOL SPACE, MANAGED BY THE ADDISON PARK DISTRICT TO RECEIVE A 20% MECHANICALLY FASTENED NEW SINGLE PLY ROOF MATERIAL AT 60 MIL THICK NON-REINFORCED TPO, WITH THE REMAINING 80% DIRECT ADHESIVE FASTENING SYSTEM OF THE SAME ROOF PRODUCT. AGAIN A MINIMUM OF NEW R-30 INSULATION TO BE INSTALLED. NOTE ON ROOF #1 ALL EXISTING ROOF CURBS TO REMAIN AS THEY ARE UNLESS OTHER WISE NOTED ON THESE PLANS. NOTE EXISTING ROOF METAL DECK ON BOTH ROOF #1 AND #2 TO REMAIN AS IS. A ALLOWANCE WILL BE IN THE BID PACKAGE IF SOME AREAS HAVE TO BE PATCHED AND REPAIRED DURING THE DEMO PHASE OF THIS PROJECT. SAME ISSUE TAKES PLACE WITH THE EXISTING SKYLIGHT UNITS ON ROOF AREA #1. EXISTING WOOD CURBS SUPPORTING SAID SKYLIGHTS TO BE EXTENDED. NEW SKYLIGHT DOME COVERS TO BE INSTALLED WITH OSHA - MAX STATIC LOAD OF 2,700 LBS ANTI-FALL COVERS. TOTAL OF 12 SKYLIGHT DOME COVERS TO BE REPLACED. ALL EXISTING METAL PERIMETER EDGES OF ROOFS #1 AND #2 COPING TO BE REMOVED, NEW NAILERS TO BE INSTALLED TO "RAISE" (AS REQUIRED) TO NEW THICKEN INSULATION SYSTEM, RE-FLASHED AND INSTALL NEW COPING/CAPPING AS NOTED. COLOR TO MATCH EXISTING. NOTE ON ROOF #2 - LOWER CURVED ROOF AREAS - 3 LOCATIONS, EXISTING CONTINUOUS RAIN GUTTER SYSTEM TO BE RAISED DUE TO THE NEW THICKEN ROOF INSULATION. ALSO SEE REFLECTED CEILING PLANS BY THE POOL AND SPA AREAS TO HAVE EXISTING ROOF ANCHORING SCREWS REMOVED FROM THE EXPOSED ROOF METAL DECK UNDERSIDE TO BE PATCH, PRIMED AND PAINTED. SEE PAINT SPECIFICATIONS THESE CONSTRUCTION DOCUMENTS. SEE MECHANICAL DRAWINGS THIS SET FOR RTU REMOVAL AND REPLACEMENT WORK, AS WELL AS THE LOCATION OF NEW WEATHER-PROOF GFI OUTLETS TO BE INSTALLED PER ELECTRICAL CODE. Final bid questions from the General Contractors to the Architect shall end at Extended Questions to 5:00 Tuesday 02.20.2024
