The owner has selected a Construction Manager. A timeline for construction has not yet been established. The Board of Regents of the University System of Georgia by and on behalf of Kennesaw State University, is soliciting Statements of Qualifications from firms interested in providing Construction Management At-Risk Services for the construction of a project The Summit II New Student Residence Hall, Kennesaw, GA. This Request for Qualifications seeks to identify potential providers of the above-mentioned services. KSU proposes to construct a new residence hall on the Kennesaw campus that would target first-year students (the Project). Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document and are cautioned to completely review the entire RFQ and follow instructions carefully. KSU reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at their discretion. SUBMITTAL OF QUESTIONS AND REQUESTS FOR CLARIFICATION: Deadline for submission of written questions and requests for clarification is 2:00 PM, 1/11/2024. Kennesaw State University ("KSU") proposes to construct a new residence hall on the Kennesaw campus that would target first-year students. Kennesaw State University completed the Summit I Residence Hall in 2022. The 508-bed property was fully occupied the following semester, and KSU continued to maintain housing waitlists despite the opening of the new facility. KSU Housing's 2023 third-party market study indicates continued significant demand for first year and upper-class on-campus housing that exceeds the current housing inventory. In response to the continued high-demand for on-campus housing, Kennesaw State University will begin the design phase of the second of the three planned Summit Precinct phases. The Summit II New Student Residence Hall" will be constructed adjacent to Summit I and will provide comparable student housing. The Project will provide approximately 530 beds in a mixture of affordable single- and double- bedroom units supported by community and study spaces geared towards the first-year experience. Program spaces will be designed to foster engagement with other residents and the broader campus community, with the intent of establishing a deeper connection with KSU at an early stage to enhance the likelihood students will remain at the institution through graduation. Project Budget The preliminary Stated Cost Limitation (SCL) or construction cost of the Project is estimated at $38,500,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. The Design Professional's services are anticipated to commence February 2024. Construction documents are anticipated for completion in Fall 2024. Preconstruction services are expected to begin immediately upon execution of the contract with the CM/GC. The CM/GC shall obtain written authorization from the Owner prior to proceeding with any additional services. The start of construction is anticipated to begin in December 2024. (All of the dates above are estimates and are contingent on the availability of funding).
