Renovation of a multi-residential development in Orlando, Florida. Completed plans call for the renovation of a multi-residential development.

The Housing Authority of the City of Orlando, Florida (OHA) is seeking competitive bids from qualified individuals and/or organizations to provide Roof Repair Services for Lorna Doone Apartments, located at 1617 West Central Blvd. Orlando, FL 32805 All questions requiring explanations and interpretations of the IFB document must be submitted in writing to the Purchasing Manager Liza Martinez at liza.martinez@orl-oha.org by January 05, 2024, by 2:00 PM EST. All questions will be answered per HUD 5369 Section 2 Responses will be held in confidence throughout the procurement process, as applicable by law The Housing Authority reserves the right to waive any formalities, to reject any or all proposals, or to re-advertise for proposals. If you are hearing or speech-impaired, call the TDD number-(407)-895-9891 The project to remove and replace the existing roof system and gutters/downspouts at Lorna Doone apartments is located at 1617 W. Central Boulevard, Orlando, 32805. Bidder/respondent is encouraged to visit the project site to verify conditions, and to attend a pre-bid conference. Change orders will not be approved for foreseen items overlooked by the bidder. Change orders for unforeseen items must be pre-approved. The following consists of the renovations noted below: 1. Provide equipment, labor, supervision, materials, and applicable permits to remove and haul away existing roof system down to the concrete deck on approximately 14,145 square foot roof. Remove parapet cap and save for re-installation. Remove and dispose of downspouts. Remove and dispose of 3 tripods mounted to roof. 2. Install roof insulation and adhere to the existing concrete deck. Insulation must be tapered to achieve a positive slope to eliminate ponding. Standing water should be able to drain off/dry up within 24 hours. Insulation should have a minimum R-Value of R-20. 3. Install 60 mil TPO in accordance with manufacturers specifications to ensure manufacturers warranty acceptance. 4. Install new flashings for all penetrations through the roof. 5. Re-install parapet cap on roof edge. Install new downspouts of a similar size and gauge around the building. Caulk any holes left by the removal of existing downspouts and touch up paint where needed. Paint specs to be supplied by OHA. 6. Measurements provided by OHA are only approximations and should be verified by field measurements by the contractor to ensure an accurate bid. 7. Work to be completed within 120 days of Notice to Proceed to contractor. 8. Final payment will be made after the City of Orlando signs off on the final permit inspection, and all required warranties and payrolls are submitted by contractor to OHAs representative.
