A. The general description of the Work covered by the Contract Documents is listed below 1. Prior to beginning work: a. Photograph and document the existing condition of the site, building exterior and any interior spaces that will be accessed during the work. b. Run water through each roof drain to confirm the drains and drainpipes are clear and flowing freely. 2. On parapet walls: a. Remove existing mortar or sealant from head joints between coping units. b. Install new backer rod and sealant in head joints between coping units. c. Install new sheet metal coping cap with integral receiver and removeable counterflashing. 3. On gable end walls: a. Grind and repoint 100% of the mortar joints in the precast concrete cladding. b. Remove existing mortar or sealant from head joints between coping units. c. Install new backer rod and sealant in head joints between coping units. d. Install new sheet metal coping cap. e. Install compression seals in the exposed ends of the air cavity between the precast concrete cladding and the CMU back-up. If the Contractor fails to achieve Substantial Completion by the Contract Completion Date, the Contractor shall be subject to payment of actual damages incurred by the Owner or liquidated damages, if provided for in the Contract. A Bid Bond and Contract Security will be required of all bidders regardless of bid amount. Owner reserves the right to negotiate the Total Base Bid amount with the lowest responsive, responsible bidder to obtain a Contract Price within the available funds. This may involve changes in either the features or scope of the work included in the Base Bid. Such negotiations with the apparent low bidder may include reducing the quantity, quality, or other cost saving mechanisms involving items in the Total Base Bid. The Owner reserves the right to waive any informality in the bids when such waiver is in the interest of the Owner.
