Construction Manger at Risk Highlands School Addition and Renovations. Pre-construction and construction services are included in the scope of work, with the work being performed in three phases under separate contracts for each phase. All proposals must demonstrate compliance with all aspects of North Carolina law and Macon County policy, including MBE and other requirements. The owner may or may not interview potential candidates to assist in the selection process. The owner retains the unqualified right to reject any and all proposals. All minority and historically underutilized businesses are hereby encouraged to provide a proposal. Macon County is accepting proposals for Construction Manager at Risk (CM@R) for the Highlands School Addition and Renovations project. Pre-construction and construction services are included in this scope of work, with phased implementation to accommodate work on the active school campus. The existing Highlands School campus is located at 545 Pierson Drive, Highlands, NC 28741 and is comprised of 3 buildings: 1-story school building which contains elementary and high school classrooms, administration, media center, gymnasium, and cafeteria. 2-story middle school classroom building 1-story stand-alone gymnasium (No work proposed in this building) The work of the CM@R will be performed in three phases under separate contracts for each phase: 1. Procurement of Middle School HVAC equipment and replacement windows 2. Pre-Construction Services and the preparation and submission of the Preliminary Guaranteed Maximum Price (PGMP) for a project scope to include: Installation of new HVAC equipment and windows in middle school building Roofing and flooring replacement in the middle school building 4-classroom addition to the middle school building Renovations to the existing media center Renovations to (2) Pre-K classrooms Renovations to (3) makerspaces/labs All associated architectural, civil, structural, plumbing, mechanical and electrical work required for these scope areas.
