Renovation of a multi-residential development in Ogdensburg, New York. Completed plans call for the renovation of a multi-residential development.
The site is located at 247 Belmont Court, Ogdensburg, NY 13669. Contractor shall provide all required transportation of materials and personnel to the site. The work of this project includes the demolition of the interior of the apartment, furnishing of all labor, materials, appliances, tools, and equipment, and the performing of all work in accordance with these specifications and the Contract Drawings. The proposed project involves the reconstruction of unit 247. All interior to be demolished and replaced with existing where specified according to the plans. Exterior of the apartment/building will be left untouched. All interior doors downstairs, kitchen cabinets and appliances, and radiators to be kept by OHA at their discretion. Contract Type: A single prime contract based on a Stipulated Price as described in the specifications and drawings. DESCRIPTION OF ALTERATIONS WORK A. Scope of alterations work is shown on Contract Drawings. B. Renovate the following areas, complete including operational, mechanical and electrical work and finishes: 1. Apartment 247: Upstairs and downstairs C. Plumbing: Alter existing system and add new construction, keeping existing system in operation. D. Electrical Power and Lighting: Alter existing system and add new construction, keeping existing system in operation. The Work shall be scheduled to proceed in a logical, orderly manner within 7 days of the Notice to Proceed or date mutually agreed upon in the Notice to Proceed. 1. The Contractor shall submit a construction schedule, for approval by the Owner, prior to commencing site work. During the course of the Work, the Contractor shall advise the Owner on a weekly basis of any revisions to the approved schedule. Prior to the start of construction by the successful Bidder, a general information meeting shall be held with the Owner, Architect, Engineer, Contractor and other interested parties in attendance. The meeting shall cover the general features of the project and the various requirements in the Contract. Proposals in excess of $100,000 must be accompanied by either a Bid Bond issued by a surety company which shall insure the Owner to the extent of ten percent (10%) of the Proposal or a certified check to be used by the Owner to insure the Owner in lieu of a bid bond to the extent of five percent (5%) of the Proposal. Proposals less than $100,000 must be accompanied by a certified or bank check in the amount of 5% of the proposal. A performance and payment bond will not be required from the selected contractor for proposals less than $100,000, However the Owner may require another form of security for faithful performance. Sample forms for bid, bid bonds, performance and payment bonds and construction contract documents are included in this package. The successful bidder will be required to furnish and pay for satisfactory performance and payment bonds. The OWNER reserves the right to reject any and all bids, and to waive any informalities in the bidding. No bid shall be withdrawn for a period of sixty (60) days subsequent to the opening of bids without the consent of the OWNER. The General Municipal Law of the State of New York requires that bidders certify, under penalty of perjury, that bids have been prepared without collusion with other bidders, subcontractors, suppliers, etc. This certification is included within the Bid Form. MBE/WBE/DBE's are encouraged to submit. Ogdensburg Housing Authority is eligible to participate in the New York State Office of General Services State contracts as a non-State agency. The Contractor shall complete all work required under this contract within 90 calendar days of the effective date of the contract, or within the time schedule established in the notice to proceed issued by the Contracting Officer.
