Demolition, site work and addition to a mixed-use development in Kingsley, Michigan. Conceptual plans call for the addition of a educational facility; for the demolition of a educational facility; and for site work for a educational facility.

1. ARCHITECTURAL SERVICES, PROFESSIONAL Qualified firms are invited to submit a proposal to Kingsley Area Schools (the "District") for Architectural Services for a construction project, upon which the following services will be performed: (1) Pre-Construction Phase, (2) Design/Bidding Phase, (3) Construction Phase, (4) Post-Construction/Warranty Phase, and (5) other potential components to be determined for the following preliminary scope, all of which shall collectively be referred to as the "Project:" Adding a concrete stairway at the District's athletic complex Installation of a new greenhouse at Kingsley Middle School, which must be in compliance with the Americans with Disabilities Act The District's budget for the Project is not yet known. The successful firm is expected to provide the District with assistance in developing the final scope and budget for the Project. Given the limited project scope, the District expects that it will not use a separate Construction Management firm for this Project. The District reserves the right, however, to modify the form of delivery method prior to the execution of an agreement between the selected firm and District based on the proposals submitted. Unless the District modifies the project delivery method, the form of agreement between the selected bidder and the District will be as set forth in Attachment "A," hereto, which is premised on AIA Document B101 - 2017 Edition. For the purpose of this RFP, the terms "proposal" and "bid" shall be treated as one and the same. The District reserves the right to reject any or all proposals and to make any award that it considers to be in the best interest of the District. The lower left corner of the submittal envelope should be marked: PROPOSAL FOR ARCHITECTURAL SERVICES. Submitted proposals become the property of the District and will not be returned. C. Late Proposals The District may choose, in its sole discretion, not to consider any proposal received by the District after the time specified above. The party submitting a proposal shall bear full and total responsibility for ensuring timely receipt of that proposal. D. Withdrawal of Proposals Proposals may be withdrawn by written notice received at any time prior to the submission deadline. Proposals may be withdrawn in person, provided that the firm's representative signs a receipt for the proposal prior to the submission deadline. E. Information about the District is available during business hours (7:30 a.m. to 4:30 p.m.). F. Economy of Preparation Proposals should be prepared simply, providing a concise description of the proposer's ability to meet the requirements of this RFP. Please limit your proposal to the information requested in Part 3 - Proposal Details and Part 4 - Proposal Summary. G. Proposal Signature The section entitled, Part 4 - Proposal Summary, should be signed by the person responsible to decide the level of services and costs being offered. In the case of a joint proposal, each party should respectively certify its response as to services and costs. Pre-Bid Walk of Facilities The District intends to conduct a pre-bid walk of the applicable facilities. The Proposer is required to attend any such walk-through. The Proposer may ask questions about the facilities and the RFP during such walk, answers to which may be given immediately or at a later date in accordance with the process described above. If a Proposer does not attend any such pre-bid walk-through, it shall provide along with its proposal an explanation why the District should be confident that Proposer understands the scope of work to be provided pursuant to this RFP. The District reserves the right to reject the proposal of any Proposer failing to attend any such prebid walk and failing otherwise to explain in writing why the Proposer has at least equivalent knowledge of the District's facilities and requirements as other Proposers who attended the walkthrough. D. Architect Interviews The District reserves the right to invite firms to participate in interviews with the Board of Education (and/or, if applicable, any Selection Committee) and to answer any questions that may exist about their proposal. The method of Contractor Selection has not been Determined at this time.
