Site work, paving and new construction of a residential development in Jay, Oklahoma. Completed plans call for the construction of a residential development; for site work for a residential development; and for paving for a residential development.
As of March 19, 2024, a construction manager has been confirmed as awarded. Bid packages have been released. The objective of the RFP is to receive cost proposal for the oversight and construction of new housing subdivision in Jay, Oklahoma. The construction project for the Housing Authority of the Cherokee Nation (HACN) consists of a fully developed 21 home lot subdivision with 10 new construction homes three (3) single home type 1, two (2) single home type 2, two (2) single handicap accessible home type 3, and three (3) single home type 4. Sod lots with completed houses, detention pond, strip between curb and sidewalk and 3' strip along edge of all other site paving. Continue curb and gutter along lots where homes are not being constructed. The House Plans and Site Plan issued by the Architect/Engineer are included for reference. The HACN is requesting bids to be based on these plans, but upon negotiations, the plans may be altered at the request of the HACN. The HACN is requesting that the CM firm provide an estimated cost per new construction home, site development cost, and similar project history and experience. The estimated cost provided by the CM should be used for establishing CM Fee, General Conditions, Project Requirements, and Cost of Work estimates based on a 12- month period. Complete construction documents include the plans, specifications, structural, mechanical, electrical, and plumbing. Any and all such interpretations and any supplemental instructions will be in the form of written addenda, will be provided no later than Wednesday, January 10, 2024, by 5:00 p.m. CT. No interpretation of the RFP requirements will be made to any interested party orally. Failure to receive any issued addendum or interpretation shall not relieve responding party from any obligation contained in RFP document A performance bond on the part of the Construction Manager for 100 percent (100%) of the contract price. A "performance bond" is one executed in connection with a contract to secure fulfillment of all the Construction Manager's obligations under such contract. b) A payment bond on the part of the Construction Manager for 100 percent (100%) of the contract price. A "payment" bond is one executed in connection with a contract to assure payment as required by law of all persons supplying labor and material in the execution of the work provided for in the contract. c) A maintenance bond may be required by the HACN based on the project. The HACN may request the Construction Manager provide the percentage/fees for a maintenance bond for a specific project. A "maintenance" bond is one executed to make sure the Construction Manager remedies any defects, or the owner is compensated for any defects that may have occurred throughout the construction project. Firms should carefully review this RFP. Firms shall put these comments and/or questions in writing and submit them to the HACN (Attn: Tonya Lockwood, Contracts Manager) no later than Friday, January 05, 2024, by 5:00 p.m. CT by email to tonya.lockwood@hacn.org. The RFP Evaluation Committee reserves the right to waive minor irregularities. This right is at the sole discretion of the proposal evaluation committee. The HACN reserves the right to determine a proposal acceptable in terms of meeting RFP requirements. The HACN reserves the right to accept or reject any and all proposals received and to negotiate with the responding firm regarding the terms of their proposals or parts thereof. The HACN reserves the right to award any future contracts in the best interests of the HACN. The HACN is requesting that the CM firm provide an estimated cost per new construction home, site development cost, and similar project history and experience
