Renovation of a laboratory facility in Los Angeles, California. Conceptual plans call for the renovation of a laboratory facility.

UCLA requests a written response to this Request for Qualifications (RFQ) to select an Executive Architect for the proposed Center for Health Sciences (CHS) Brain Research Institute (BRI) 28-117 Lab Renovation (Project #907092.01). The proposed project is located on the second floor of the Brain Research Institute (BRI) building within the Center for Health Sciences complex on the UCLA campus at 670 Charles E. Young Drive, South Los Angeles, CA 90095. The BRI building is an eleven-story, 86,578 gsf built in 1960. The proposed lab renovation project areas include rooms 28-115 and 28-117. These rooms will be remodeled to accommodate a principal investigators research needs. Renovations will consist of both building and program improvements. The building upgrades include reconfiguring research spaces, a new office space, mechanical, electrical, plumbing engineering, life safety work, and potentially Title 24 / ADA-triggered scope. Programmatic enhancements to support laboratory workflow and circulation will also be developed. UCLAs internal staff and the researcher have completed a preliminary conceptual planning phase. The construction is targeted to start in the Fall Quarter of 2024. The construction cost for the project has not yet been determined; however, it is anticipated to be between $1.1 to $1.3 million, depending on the agreed-upon scope of work. The final selection and appointment of the Executive Architect is contingent upon project approval by the University of California Board of Regents or their delegated authority. This RFQ is for complete design services; however, the University reserves the right to defer negotiations for services other than pre-design studies until the completion of the pre-design phase. The proposed lab renovation project is to remodel and expand the existing lab space and to provide an office for the principal investigator researcher. It involves removing an existing wall to expand the current lab space and installing a new glass wall system to bring natural light into the staff work area. The scope of work also includes installing new lab benches and a new fume hood. The scope may consist of upgrading the existing air handling unit that supplies the zone of the project area. The total project square footage is approximately 1,023 sq. ft. Khin Zaw will be on vacation from December 15 through January 2.
