The scope of the project will also encompass all necessary utility infrastructure as well as construct landscape/hardscape improvements adjacent to the building. The delivery method for this Project is Collaborative Design-Build. This is a two-phased project delivery: Phase 1-Design & Preconstruction Services to define the Project; and Phase 2-Design-Build Construction Services to complete the design and construct the Project. There will be separate contractual agreements for each phase. The Design-Builder will be selected on qualifications and proposed fees (a design competition is not utilized). During Phase 1 the Design-Builder (DB) will: complete project definition report that reconciles program, develop a project schedule, budget, and site development; complete schematic design and obtain California State University's (CSU) Board of Trustee's (BOT) approval to begin design development; commit to a guaranteed maximum price (GMP) and schedule. Upon receipt of both the BOT approval of the schematic design and the university's authorization to proceed, Design-Builder shall: continue with the design development; publish a set of the 50% Preliminary Design (PD) Development Documents and establish and submit a Complete GMP package to the university during design development The Cal Poly Student Success Center scope targets 25,000 to 40,000 of new construction as well as potential renovation of an existing 13,000 gsf building. A further developed target scope and refined building location will be determined through collaborative project definition activities during Phase 1 Design and Preconstruction services. The Student Success Center will feature a professional development center for career services, student diversity and belonging cultural centers, and programs that support Cal Poly's growing first-generation and diverse student body. The project will add both formal and informal activity space as well as add new university lecture rooms to support the university's planned growth of enrollment and on-campus population.
